Hyder Property Management Professionals is seeking a reliable and detail-oriented Maintenance Technician to preserve the condition, safety, and functionality of an affordable housing communities in near by area. This position is responsible for day-to-day maintenance operations, unit turns, curb appeal, and timely completion of work orders while following all health, safety, and agency guidelines. This position will handle 161 units total.
This position is a live on site position, 1 br exempt unit available.
Responsibilities
Perform routine, preventive, and corrective maintenance to maintain property buildings and grounds
Prepare units for move-ins and move-outs, including painting, cleaning, repairs, and inspections
Complete work orders accurately and in a timely manner
Inspect buildings, grounds, and mechanical systems to ensure compliance with health and safety standards
Perform basic electrical repairs (lighting, outlets, switches, breaker panels)
Maintain and repair plumbing, heating, ventilation, and refrigeration systems
Assist with HVAC installation and repairs as needed
Inspect fire and safety alarm systems and schedule repairs when necessary
Perform general repairs including carpentry, lock replacement, window repairs, and drywall
Maintain curb appeal, landscaping, and common areas
Perform pest control activities or coordinate with vendors as needed
Assist with budget preparation and cost control
Coordinate with outside contractors and vendors as directed
Follow all safety procedures and company policies
Qualifications & Skills
Proven experience as a Maintenance Technician or similar role
Basic understanding of electrical, plumbing, HVAC, and mechanical systems
Knowledge of general maintenance processes and methods
Ability to work independently and manage time effectively
Strong problem-solving skills and attention to detail
Manual dexterity and ability to perform physical labor
Willingness to work overtime and respond to emergencies when required
High School Diploma or equivalent required
HVAC, building maintenance, or related certifications a plus
Certified Maintenance and Reliability Professional (CMRP) preferred
