Maintenance & Turnover Operations Manager Real Estate and Property Management

We are currently hiring a full-time Maintenance & Turnover Operations Manager to join our property management team.

Position Summary

The Maintenance & Turnover Operations Manager is responsible for helping oversee maintenance operations and property turnover processes across our portfolio. This role helps ensure work orders, vendor coordination, move-outs, property turns, rent-ready timelines, and related documentation are handled efficiently and accurately.

This position requires strong organization, follow-up, communication, and the ability to manage multiple moving parts in a fast-paced property management environment.

Key Responsibilities

  • Oversee and coordinate maintenance work orders through Property Meld and other internal systems
  • Communicate with tenants, owners, vendors, and internal team members regarding maintenance and property status
  • Manage vendor follow-up, scheduling, timelines, and accountability
  • Help oversee the property turnover process from move-out through rent-ready status
  • Track property readiness, repairs, cleaning, landscaping, lock changes, and other turn-related items
  • Coordinate with operations, accounting, leasing, and vendors to keep projects moving forward
  • Maintain accurate notes, records, documentation, and reporting in Yardi, Property Meld, and internal tracking systems
  • Assist with security deposit disposition documentation and related move-out processes
  • Help identify bottlenecks and communicate updates clearly to the appropriate team members
  • Provide administrative support to the management team as needed
  • Assist with general office responsibilities and other tasks as assigned

Qualifications

  • High school diploma or equivalent required
  • Property management experience preferred
  • Maintenance coordination or vendor management experience strongly preferred
  • Experience with Yardi, Property Meld, CRM systems, Outlook, Microsoft Office, and internet-based applications is a plus
  • Strong written and verbal communication skills
  • Excellent attention to detail and accuracy
  • Ability to prioritize, follow up, and manage multiple tasks in a fast-paced environment
  • Professional, dependable, and team-oriented
  • Strong customer service skills with the ability to remain calm and solution-focused
  • Adaptable to feedback, process changes, and shifting priorities
  • Bilingual Spanish is a plus
  • Arizona Real Estate License is a plus, but not required
