Maintenance/Janitorial Technician

JOB DESCRIPTION FOR MAINTENANCE

Employees’ responsibilities, duties and work schedule shall be as follows: These duties are subject to change. Maintenance staff reports directly to the Property Manager who is turn reports directly to the Board.

a) Work hours are 8:00 am to 4:30 pm, Monday through Friday inclusive, at Carron House Condominium. The employee to be available

for work on any other days and hours, or on any other hours in case of an

emergency that may arise on said premises. An emergency being described as any unusual event not experienced in the usual course of daily business,

that requires immediate remedial attention to minimize any potential damage that may result secondary to said emergency.

b) The employee shall be solely responsible for all maintenance, repairs, cleaning, and other maintenance as scheduled by the property manager as well as monitor and oversee any independent contractors or their employees who are working on said premises and report directly to the property manager. The building cleaning includes; The main lobby facility, two bathrooms, kitchen, card room, gym and elevators. The 12 floors on each side of the building, which includes elevator doors, floors and light fixture dusting. The pool house’s two bathrooms shall be cleaned and paper goods refilled. The west side catwalks floors and walls will remain free from dirt. The building stairwells and handrails must be free of dust or debris.

c) The employee, as part of his duties, is required to engage in the actual performance of work necessary to accomplish the maintenance, repair and

cleaning categories of his duties, meaning and intending either in a unilateral

capacity or in conjunction with other condominium employees.

d) The employee shall also be available during the days and hours of his

usual employment, to service the minor needs and/or requests of the condominium owners such as changing a light bulb, assist loading or unloading a car, use a plunger for a toilet, etc. This is intended to mean light work only not to exceed 20 minutes. This work should be scheduled through the office. Any work more than this time limit must be done by the employee after regular working hours, if the employee wishes to do so.

e) The employee shall not enter into or bind Carron House Condominium Association in any agreement or contract. Bids and contracts

for jobs and outside work are the responsibility of the property manager.

f) The employee is required to open and close apartments for owners as

requested and as scheduled by the office.

g) The employee is also required to check owners’ apartments not in

residency every two weeks as stated in the apartment inspection list.

h) The employee will be assigned maintenance or repairs to allow the

employee to perform at their highest level of capability.

Pay: $20.00 - $22.00 per hour
