We are seeking a highly competent and experienced Quantity Surveyor (QS) to join our architectural, interior, and construction team. The ideal candidate must have strong technical, commercial, and practical knowledge of Pakistani market rates, quantity extraction, BOQs, BOMs, quotations, and proposal development across residential, commercial, interior, and civil projects.
EXPERIENCE REQUIREMENT:
* Minimum 5+ years proven experience as Quantity Surveyor in reputable Pakistani architecture, interior design, or construction firms
* Strong experience in residential, commercial, interior fit-out, and civil works cost management
* Must have practical market knowledge and execution-level understanding, not just theoretical estimation
CORE RESPONSIBILITIES:
* Prepare accurate BOQs (Bill of Quantities) for architecture, interior, structural, finishing, and civil works
* Prepare BOMs (Bill of Materials) with detailed material breakdowns and specifications
* Extract quantities directly from drawings, layouts, tender documents, and site details
* Prepare cost estimates, quotations, financial proposals, and project budgets
* Develop project cost plans for residential, commercial, interior, and bespoke developments
* Analyze drawings and specifications for quantity takeoff and cost forecasting
* Coordinate with architects, interior designers, draftsmen, vendors, contractors, and procurement teams
* Prepare rate analysis for materials, labor, finishing, MEP coordination, and specialized works
* Support tendering, contractor comparison, vendor evaluation, and procurement decisions
MARKET & RATE KNOWLEDGE (MANDATORY):
Candidate must have strong and updated knowledge of Pakistani market rates for:
* Grey structure / civil works
* Excavation, RCC, masonry, plaster, waterproofing
* Electrical and plumbing works
* HVAC coordination basics
* Marble, granite, tiles, flooring systems
* Woodwork, joinery, kitchens, wardrobes
* Paint systems, polish, gypsum ceilings, wallpapers
* Lighting fixtures and finishing accessories
* Furniture, fabrication, and bespoke interior elements
Must be able to compare market rates, vendor rates, contractor rates, and recommend cost-effective yet quality-driven solutions.
TECHNICAL COMPETENCIES:
* Quantity takeoff from AutoCAD drawings
* Cost planning and budget forecasting
* Tender documentation
* Variation orders and cost revisions
* Procurement support
* Financial comparison sheets
* Material reconciliation
* Project costing controls
* Site coordination awareness
SOFTWARE REQUIREMENTS:
Mandatory:
* Microsoft Excel (Advanced – formulas, cost sheets, comparative statements, budgeting)
* AutoCAD (for quantity extraction and drawing understanding)
* Microsoft Word (quotations, proposals, formal documentation)
* Microsoft PowerPoint (project proposals if required)
Preferred:
* Cost estimation software knowledge
* BOQ templates and procurement sheet development
* Strong documentation and reporting systems
KEY PERSONAL ATTRIBUTES:
* Strong numerical accuracy and analytical thinking
* Detail-oriented and commercially aware
* Excellent negotiation and market evaluation capability
* Deadline-focused and reliable
* Able to work across architecture, interiors, and construction departments
* Strong communication skills for vendor/client/internal coordination
ROLE EXPECTATION:
The Quantity Surveyor will act as a critical commercial and technical asset responsible for controlling project costing, budget accuracy, estimation precision, and proposal quality across all DBL projects. The candidate must help strengthen project profitability while ensuring practical and market-realistic costing.
NOTE:
This is a professional mid-to-senior level role. Candidates without relevant Pakistani market experience, practical rate knowledge, or strong BOQ/BOM capability will not be considered.
Salary Range: PKR 60,000 – 100,000 per month
Pay: Rs60,000.00 - Rs100,000.00 per month
