Job Summary
We are seeking an experienced Senior Manager to lead Land Acquisition, Legal, and Liaison functions. The role involves managing end-to-end land procurement, resolving legal matters, coordinating with government authorities, and supporting business expansion through compliant land operations.
Key Responsibilities
A. Land Acquisition
- Lead end-to-end land acquisition for new/existing projects.
- Conduct complete due diligence: title verification, ownership checks, encumbrances, and feasibility.
- Review land revenue records (7/12, mutation, village forms, DILR, maps).
- Negotiate with landowners, farmers, and stakeholders for purchase, lease, compensation, ROW, etc.
- Handle NA conversion, TP approvals, ROW permissions, and survey processes.
- Resolve land disputes, encroachment issues, boundary conflicts.
- Liaise with authorities like Mamlatdar, Talati, Tehsildar, Collector Office, DILR, Panchayat/Municipal bodies, Secretariat departments.
- Ensure complete documentation and compliance for all land transactions.
- Mandatory Knowledge:
- Land Acquisition Act (Amended 2013)
- Land Grabbing
- Encroachment Handling
- Right of Way (ROW) Resolution
B. Legal (Non-Litigation)
- Draft & vet legal documents: sale/lease deeds, MOUs, agreements, notices, affidavits, indemnities.
- Provide legal opinions on land, contracts, and compliance matters.
- Ensure compliance with land, revenue, industrial, and state laws.
- Manage registration, stamp duty, and documentation processes.
- Maintain legal MIS, trackers, and documentation systems.
C. Litigation Support
- Coordinate with external advocates for court cases, appeals, arbitration, or land disputes.
- Prepare case documents, notes, submissions, and responses.
- Attend hearings and official meetings when required.
- Handle interactions with police, district authorities, and regulatory bodies.
- Track deadlines for filings and statutory submissions.
Leadership Responsibilities
- Lead and guide the land, legal, and liaison team.
- Build strong relationships with village leaders, government officers, and local influencers.
- Provide strategic inputs on risk, disputes, and decision-making.
- Train junior staff on legal processes and land procedures.
