Job Summary

We are looking for an experienced Manager / Senior Manager – Retail Expansion to lead strategic retail growth across premium malls and high-traffic retail locations in India. The role will be responsible for end-to-end project execution, property acquisition, commercial negotiations, stakeholder management, and optimization of the existing store portfolio to drive profitability and market presence.

Key ResponsibilitiesProject Leadership & Management

  • Lead end-to-end retail expansion projects from inception to completion
  • Ensure delivery of projects within defined timelines, budgets, and quality standards
  • Maintain structured project tracking and reporting mechanisms

Market Expansion & Business Growth

  • Identify and evaluate expansion opportunities in premium malls across India
  • Drive strategic retail expansion aligned with business objectives
  • Support market penetration initiatives in high-potential locations

Property Acquisition & Site Feasibility

  • Lead property acquisition for new store openings (NSO) in malls and high-footfall areas
  • Conduct detailed site feasibility studies covering commercial and legal aspects
  • Evaluate location potential, footfall, competition, and ROI

Commercial Negotiations & Documentation

  • Negotiate rentals, commercials, CAM charges, and lease terms with mall developers/landlords
  • Execute LOIs, lease agreements, renewals, and exit documentation
  • Ensure all documentation complies with organizational and legal standards

Portfolio Management & Store Optimization

  • Manage lease renewals to ensure continuity of existing retail operations
  • Drive store relocation, reprofile, and exit initiatives where required
  • Optimize store performance and footprint across regions

Stakeholder & Relationship Management

  • Build and maintain strong relationships with mall management, developers, consultants, and landlords
  • Act as Single Point of Contact (SPOC) for all mall-related transactions
  • Coordinate with internal and external stakeholders for seamless execution

Cross-Functional Collaboration

  • Work closely with Legal, Operations, Marketing, Finance, and Project teams
  • Ensure alignment across departments for store launches, renewals, or exits

Compliance, Reporting & Process Improvement

  • Ensure legal and regulatory compliance for all leases and store operations
  • Conduct market analysis and MIS reporting for management review
  • Drive process improvements to reduce store launch timelines and enhance efficiency

Key Skills & Competencies

  • Strong experience in retail expansion, mall leasing, and property acquisition
  • Expertise in commercial negotiations and contract management
  • Proven ability in project management and stakeholder coordination
  • Strong analytical, communication, and leadership skills
  • Pan-India mall network and market understanding preferred

Job Types: Full-time, Permanent

Pay: ₹2,000,000.00 - ₹2,400,000.00 per year
