Job Title: Marketing Manager

Position Summary

This role leads all internal and external marketing initiatives, from corporate branding and digital engagement to property marketing and resident experience campaigns.

The ideal candidate combines strategic leadership with hands-on creativity, possesses exceptional design and organizational skills, and thrives in a fast-paced, multi-property environment.
This is a full-time remote position with periodic travel to properties and corporate events.

Key Responsibilities

Branding, Strategy & Creative Oversight

  • Maintain brand consistency across all Sharp Management and property-level assets, including logos, signage, collateral, and digital presence.
  • Develop advertising strategies, allocate marketing budgets across communities, and negotiate with ILS vendors to optimize performance.
  • Oversee website content, SEO, and social media strategies for both corporate and property brands.
  • Approve designs, uphold brand standards, and manage marketing vendor contracts.
  • Design and produce high-quality marketing materials, flyers, newsletters, and presentations that reflect Sharp’s professional image.
  • Coordinate the creation of websites, floorplans, site maps, and promotional content for new acquisitions and existing properties.
  • Train teams on marketing platforms such as Apartment IQ and Birdeye to enhance consistency and engagement.

Digital Marketing & Online Presence

  • Manage and monitor all corporate and property social media accounts, ensuring consistent posting and engagement.
  • Create and maintain content calendars aligned with company goals and brand tone.
  • Lead Google Review campaigns, including outreach, response standards, and incentive programs to drive 5-star ratings.
  • Respond to reviews using approved templates and escalate negative feedback as needed.
  • Analyze online reputation scores and establish response standards company-wide.
  • Update websites regularly with photos, floorplans, specials, and other current information.
  • Collect and analyze data from ILS dashboards, Google Analytics, and comp surveys to identify trends and optimize ROI.
  • Conduct weekly website audits and coordinate updates or corrections.

Property, Leasing & Resident Marketing

  • Provide guidance on Marketing Plans to the Property Managers and Regional Managers for properties underperforming in occupancy.
  • Help assist with analyzing comps and recommend pricing and marketing strategies to senior leadership.
  • Coordinate professional photoshoots, drone videos, and virtual tours to ensure brand consistency.
  • Manage vendor coordination for signage, photography, and marketing deliverables.
  • Support leasing teams with templates, referral programs, and marketing toolkits.

Research, Reporting & Continuous Improvement

  • Compile and review monthly market surveys and summarize rent and comp recommendations for Operations and Leadership.
  • Track advertising performance, traffic sources, and lead conversion rates; recommend adjustments to optimize spend.
  • Conduct marketing audits and competitive analyses to evaluate brand presentation and leasing effectiveness.
  • Research emerging platforms, design tools, and digital trends to ensure Sharp remains innovative.

Administrative & Cross-Department Collaboration

  • Collaborate closely with Operations, Leasing, and Executive Leadership to ensure brand alignment and strategic cohesion.

Qualifications & Skills

Required:

  • Bachelor’s degree in Marketing, Communications, Business, or related field (or equivalent experience).
  • 3+ years of marketing experience, preferably in property management, real estate, or hospitality.
  • Advanced proficiency in Canva, Adobe Creative Suite, or similar design tools.
  • Strong understanding of digital marketing analytics, SEO, and social media management.
  • Excellent organizational, time management, and multitasking abilities.
  • Exceptional written and verbal communication skills with attention to brand tone.
  • Creative thinker with strong attention to detail and brand consistency.
  • Self-motivated and adaptable to remote work environments.

Preferred:

  • Experience with Yardi, RentCafe, Birdeye, & Apartment IQ.
  • Knowledge of Fair Housing laws and ethical advertising practices.
  • Proven success managing vendor relationships and marketing budgets.

Job Type: Full-time

Base Pay: From $75,000.00 per year
