The Marketing Manager will play a key role in developing, coordinating, and executing the overall marketing strategy for a portfolio of Luxury RV Resorts and Manufactured Home Communities in Florida. This individual will oversee all aspects of marketing, advertising, and graphic design to ensure that each resort’s brand presence reflects the Sunlight Resorts & Rocklyn Cap standards of excellence.
This position requires a balance of creativity, strategy, and analytical insight. The Marketing Manager will collaborate with the Sales and Operations teams to drive occupancy growth, brand awareness, and lead generation while ensuring consistency across all platforms. The ideal candidate is a hands-on, detail-oriented professional with experience in hospitality or real estate marketing who thrives in a fast-paced, dynamic environment. This candidate’s workplace will be a mixture of working in our Sebring, Florida office (primary day-to-day location), working on-site at each community and attending trade shows. Additionally, this person will work exclusively for Sunlight Resorts and Rocklyn Cap and will not provide marketing services for other clients. Adhering to all applicable Fair Housing Laws governing real estate sales, leasing and management services.
Primary Responsibilities include but are not limited to the below based on the seasonal needs of Sunlight Resorts and Rocklyn Cap:
· Partner with Sales, Operations and Leadership teams to develop and implement strategies that drive occupancy and revenue growth and support companywide objectives.
· Assist in the planning and designing of all advertising, signage, collateral, and promotional materials for each property.
· Maintain a consistent, professional image across all communication channels including print.
· Develop promotional campaigns and community engagement initiatives to strengthen brand recognition and drive reservations.
· Manage the daily execution of social media content, online listings, and digital advertising.
· Create and post content (photos, videos, stories, etc.) that highlight resort amenities and events
· Monitor and respond to online reviews, ensuring that the resort’s reputation is managed professionally and proactively with prompt responses on all online platforms.
· Conduct market research to identify trends, competitive positioning, and guest preferences.
· Analyze current market conditions and provide actionable insights to improve performance.
· Track marketing metrics, occupancy data, and performance to measure ROI.
Qualifications
· Sales, design, advertising and/or marketing-related degree or business equivalent of 3-7 years’ experience.
· Proficient in Microsoft Office Suite (Word, Excel, Outlook, and Access), Adobe Creative Suite, as well as CRM and CMS software.
· Design skills in Adobe Illustrator, Canva and other design software’s to create artwork to be used for marketing collateral such as flyers, pitch decks, print media and other outlets.
· Experience in email marketing platforms, CMS tools, and social media management.
· Ability to be able to develop and execute marketing strategies using marketing analysis and research.
· Knowledge and experience in successful campaigns using social media.
· Ability to work closely with executive leadership team and field staff to create collaborative ideas.
· Excellent written and verbal communication as well as organizational skills
