Role Overview
We are seeking a Marketing Manager to execute high-impact marketing initiatives that increase inbound lead flow and establish predictable, measurable marketing performance. Working closely with the COO, who will set overall marketing strategy, the Marketing Manager will be responsible for executing campaigns, tracking performance, and building a data-driven foundation for scalable lead generation. The Marketing Manager’s core objective is to create repeatable, measurable marketing systems that drive inbound leads at a predictable Cost per Inbound Lead (CPL). This role will execute digital marketing campaigns, manage key platforms, and develop reporting frameworks that enable the company to forecast lead flow and make informed investment decisions and has the potential for growth to senior leadership. Put directly, we would love to see this person develop into a Chief Revenue Officer.

Key Responsibilities
Campaign Execution & Channel Management
- Meet or exceed monthly targets for qualified inbound leads, targeting clients seeking custom reports/business intelligence dashboards, expedited help desk services, and business process review.
- Execute and optimize marketing campaigns using:
- HubSpot for email marketing, automation, and CRM workflows.
- LinkedIn for promoted content and thought leadership campaigns.
- Google Ads for targeted search and display campaigns.
- Collaborate with leadership to create and distribute content to support sales growth in our business process review, custom reporting, and expedited help desk business segments using case studies, client success stories, blog posts, & newsletters.
- Collaborate with the COO to ensure all campaigns align with company growth goals and lead-generation strategy.
- Monitor campaign spend and performance to establish and manage Cost per Inbound Lead (CPL) benchmarks.
Ambassador Program Development
- In collaboration with COO and Director of consulting, design and document a repeatable Client Ambassador Program process to capture and promote client success stories.
- Develop automated workflows (via HubSpot or similar tools) to streamline outreach and follow-up.
- Leverage ambassador content in lead generation campaigns to improve credibility and lower CPL over time.
Brand Credibility & Thought Leadership
- Strengthen brand authority through the creation of white papers, industry insights, and research-driven content aligned with client pain points and emerging trends.
- Partner with the leadership team to identify and pursue industry speaking opportunities, such as conferences, webinars, or panel discussions—targeting 2–3 engagements per year.
- Collaborate with consultants and subject matter experts to develop thought leadership materials that position the company as a trusted voice in the property management and investment management technology space.
- Distribute and promote thought leadership content across HubSpot, LinkedIn, and other relevant channels to generate inbound interest and enhance brand reputation.
Analytics & Reporting
- Establish baseline Cost per Inbound Lead (CPL) across all marketing channels within the first 90 days.
- Build and maintain a marketing performance dashboard that tracks inbound lead volume, CPL by channel (email campaigns, LinkedIn, Google Ads, Lead-to-opportunity conversion rates, and ROI per campaign.
- Provide regular performance reports and insights to the COO to guide future budget allocation.
- Develop forecasting models that project inbound lead flow based on varying levels of marketing spend.
Qualifications
- 2–4 years of B2B marketing experience, ideally in consulting, SaaS, or technology services.
- Hands-on experience with HubSpot, LinkedIn Campaign Manager, and Google Ads/Adwords/Analytics.
- Proven ability to calculate, track, and optimize Cost per Inbound Lead (CPL) and campaign ROI.
- Strong copywriting and storytelling skills, with the ability to communicate client success and brand value clearly.
- Analytical mindset with proficiency in tools such as Google Analytics, HubSpot reporting, and Excel/Sheets.
- Familiarity with the property management or investment management industry is a plus.
- Self-starter with excellent organizational skills and attention to detail.
Performance Metrics
- Increase inbound lead volume and quality month-over-month.
- Create a forecasting model for predictable inbound lead flow based on marketing spend.
- Establish baseline Cost per Inbound Lead (CPL) within the first 90 days.
- Reduce CPL and improve lead-to-opportunity conversion rates over time.
- Launch the Ambassador Program within six months.
- Improve engagement and conversion rates across HubSpot, LinkedIn, and Google Ads campaigns.
