Key Responsibilities :
MEP Operations and Maintenance :
- Supervise and coordinate all planned preventive maintenance (PPM) and corrective maintenance activities for MEP systems including HVAC, LV electrical, plumbing, fire suppression, BMS, and building utilities.
- Conduct regular site inspections and walkthroughs to assess the condition of MEP assets and infrastructure.
- Diagnose and troubleshoot complex MEP faults, providing first-line technical solutions and escalating to specialist contractors where required.
- Ensure all maintenance works are completed within agreed response and rectification timeframes (SLAs/KPIs).
- Review and approve method statements and risk assessments (RAMS) prior to commencement of any works.
Team Supervision and Leadership :
- Lead, mentor, and manage a multi-disciplinary team of MEP technicians and helpers.
- Assign daily work orders, prioritize tasks, and monitor completion rates.
- Conduct toolbox talks, safety briefings, and on-the-job training for maintenance staff.
- Evaluate team performance and provide feedback to the Facilities Manager.
- Coordinate contractor and third-party vendor activities on-site, ensuring quality workmanship and safety compliance.
Maximo CMMS Administration
- Create, update, assign, and close work orders in Maximo on a daily basis.
- Manage and maintain the asset register within Maximo, ensuring accurate asset data and maintenance history.
- Generate PPM schedules, track completion rates, and produce maintenance reports from Maximo.
- Utilize Maximo for spare parts inventory tracking, purchase requisition initiation, and stock management.
- Ensure all technician timesheets, materials used, and job notes are accurately recorded in the system.
Health, Safety & Compliance
- Enforce site safety rules, permit-to-work (PTW) systems, and LOTO (Lockout/Tagout) procedures at all times.
- Ensure all MEP works comply with UAE regulations, local authority requirements, and company HSE policies.
- Report near-misses, incidents, and accidents in accordance with the company safety management system.
- Maintain up-to-date records of statutory inspections, certifications, and testing for MEP equipment (e.g., pressure vessels, fire systems, lifts).
Reporting and Communication :
- Submit daily, weekly, and monthly maintenance reports to the Facilities Manager.
- Liaise with client representatives, building occupants, and helpdesk teams to manage and communicate maintenance requests.
- Attend operations and progress meetings as required.
- Flag any critical equipment failures, budget variances, or operational risks to management promptly.
Qualifications and Requirements :
Education
- Diploma in Mechanical Engineering, Electrical Engineering, or a related MEP discipline is must . Equivalent trade qualifications with extensive experience will be considered.
Experience
- Minimum 5–7 years of hands-on MEP experience in a facilities management, building services, or construction environment.
- At least 2–3 years in a supervisory or team leader capacity overseeing MEP maintenance teams.
- Proven experience working on commercial, residential, or mixed-use building assets in the UAE or GCC region preferred.
Technical Skills
- Strong working knowledge of HVAC systems (chillers, AHUs, FCUs, VRF/VRV, cooling towers).
- Competence in LV electrical systems, DB maintenance, lighting, power distribution, and generators.
- Understanding of plumbing, drainage, pumping systems, and water treatment.
- Familiarity with fire alarm, fire suppression, BMS, and ELV systems.
- Proficient in IBM Maximo CMMS — work order management, PPM scheduling, asset management, and reporting. (Mandatory).
Licenses and Certifications
- Valid UAE Driving License — MANDATORY. Candidate must be able to drive to multiple site locations.
- Relevant technical certifications (e.g., DEWA approvals, gas fitting license, refrigerant handling) are an advantage.
Personal Competencies
- Strong leadership and people management skills with the ability to motivate a diverse team.
- Excellent problem-solving ability with a proactive, hands-on approach to fault rectification.
- Good command of English (written and spoken); Arabic or other languages are an advantage.
- Ability to work under pressure, manage multiple priorities, and meet deadlines.
- High attention to detail with a commitment to quality and safety.
Pay: AED4,000.00 - AED5,000.00 per hour
