FM / MEP Manager Job Description
We are looking for a competent Manager to manage maintenance in our facilities. You will be responsible to provide and demonstrate technical ability on-site. To be able to rectify faulty equipment to company standard and for hiring and training staff and ensuring the smooth running of upkeep or repair operations. To supervise and coordinate the technicians to ensure that they provide high quality of engineering and maintenance services to all the projects. Must be reliable and have a great eye for detail. Must have technical skills and knowledge of various crafts such as carpentry, plumbing etc. Leadership and knowledge of administrative tasks such as scheduling are also essential. The goal is to ensure that facilities are always in a good and safe condition.
Responsibilities include but are not limited to,
Job Role & Responsibilities:
· Ensure that all the PPM schedules are adhered to and the relative service request are completed within the stipulated time and in line with the KPIs & SLAs. Checking and setting time frames for all the jobs / projects.
· Manage and supervise the daily activities of the technical team.
· Support of technicians as and when required, provide expertise in identifying faults, recommend rectification methods and supervise the entire process.
· Manage the technical requirements for fault rectification.
· Provide updates and reports to the Management. Improving documentations and completions (technical reports, inspection reports, monthly reports etc).
· Keep records of assignments and produce detailed work reports. Submitting all documents and reports on time to the clients as well as the management.
· Maintain regular attendance and continuously update the duty roster. Submit weekly accurate timesheets for the operational staff.
· Inspect work and investigate complaints regarding the MEP and equipment and take corrective action. Inspect facilities periodically to determine problems and necessary maintenance.
· Ability to handle the team directing them to ensure effective utilisation of the resources.
· Act as a single point of contact for the technical team, handling day to day operations and reporting.
· Support in identifying any requirements in terms of spares, special equipment and highlight the same to the management.
· Verifying and authenticate any services reports related to MEP services along with the specialised systems like Chillers, Generators, etc.
· Ability to operate & Monitor BMS.
· Prepare weekly maintenance schedules and allocate work. Instructing and allocating full task responsibilities to the technicians and following it.
· Recruit, supervise and train maintenance technicians.
· Hire and supervise tradesmen during installations, repairs or maintenance.
· Inspect and maintain building systems.
· Contribute to the development of maintenance budget and ensure compliance.
· Monitor inventory of materials and equipment.
· Ensure adherence to quality standards and health and safety regulations.
· Carryout site inspection on a random basis to monitor the benchmark of work and schedule.
· Carry out routine inspections for the jobs accomplished by Technicians and Service Partners.
· Ensure optimal usage of manpower and resources.
· Oversee and carry out maintenance and repair of equipment.
· Respond to all reactive maintenance within the specified service level agreements and operational policies.
· Respond in a prompt and efficient manner to all reactive issues and help desk requests.
· Ensure that Planned Preventative Maintenance tasks are carried out in accordance with the schedule, frequency and task lists and provides reports on any works required thereafter.
· Coordinate with other teams and ensures satisfactory completion of work.
· Ensure that both the quality and the quantity of the jobs are in line with Service Level Agreements/KPIs.
· Promote a safe work environment and proper use of Personal Protective Equipment.
· Receive and complete work orders to include records concerning time, labour and materials for each task.
· Respond to emergency situations during and after hours for to resolve the emergency requirements.
· Require flexibility and understanding that all maintenance staff may be required to perform duties outside their normal area of expertise to meet the mission and goals of the Facility Services.
· Meeting targets every month.
· Any other tasks given by the management.
Skills:
· Proven experience as maintenance manager or similar role.
· Strong technical knowledge of all building systems.
· Knowledge of health & safety practices and regulations.
· Understanding of budgeting and performance management.
· Excellent planning and leadership abilities.
· An eye for detail.
· Excellent communication and interpersonal skills.
· Professional Certifications (e.g. CMRP or HVAC certified) are preferred.
· Customer Service Orientation.
· Problem Solving & Decision Making. Decision making ability based on the customer’s requirements.
· Must be computer literate with proficiency and working knowledge of database and reporting tools such as Microsoft Word, Excel, PowerPoint etc.
· Experience: 10+ years UAE experience required. Minimum 5 years’ related experience in building technical maintenance, supervisory position. Mechanical Engineering Degree.
· UAE Driving License required.
· Must be available in UAE for immediate interview and joining.
