Job Summary:
Responsible for managing and controlling all mechanical, electrical, and plumbing materials, tools, and consumables used in building construction projects. This includes proper receiving, inspection, documentation, storage, issuance, and inventory control of materials as per project specifications, company procedures, and safety standards. The role ensures the timely availability of materials for site execution while maintaining full traceability and preventing material loss, damage, or misuse.
Key Responsibilities:
- Receive incoming MEP materials such as pipes, fittings, valves, electrical cables, conduits, light fixtures, panels, HVAC ducts, chillers, pumps, and plumbing fixtures, verifying quantities and specifications against delivery notes, LPOs, and material approval records (MAR).
- Conduct thorough visual inspection and coordinate with the QA/QC Engineer for technical inspection and approval before materials are accepted into the store.
- Label, code, and store materials in a structured and systemized manner according to category, type, and specification, ensuring compliance with manufacturer storage recommendations (e.g., humidity, stacking height, segregation of electrical and mechanical items).
- Maintain real-time inventory records using ERP or Excel-based inventory systems, updating material receipt, issuance, and balance entries accurately.
- Coordinate with site engineers and foremen to issue materials as per approved material requisitions (MR), ensuring correct quantities and proper documentation of issuance slips and stock cards.
- Monitor the consumption pattern of critical materials such as copper pipes, GI conduits, insulation materials, and cable drums, and alert the procurement department for timely replenishment to prevent work stoppages.
- Maintain separate storage and tracking for high-value materials like switchgear components, control panels, and equipment, ensuring restricted access and secure handling.
- Keep a record of returned unused or surplus materials from site activities, verify condition, and re-enter into stock with updated codes for re-issue or return to supplier if required.
- Tag and maintain asset registers for tools and equipment such as crimping machines, pipe threading tools, welding sets, and test instruments, ensuring calibration and preventive maintenance records are updated.
- Implement first-in-first-out (FIFO) and batch tracking systems to prevent expiry or degradation of items such as adhesives, sealants, lubricants, and consumables.
- Liaise with the project’s MEP team, planning engineer, and procurement officer to reconcile stock reports, support monthly progress reports, and assist in project cost control.
- Conduct periodic stock audits and reconcile discrepancies between physical stock and system records, preparing variance reports with explanations and corrective actions.
- Ensure material storage areas are clean, organized, and compliant with safety and fire regulations; maintain proper ventilation and segregation of flammable items.
- Support logistics for inter-project transfers and ensure proper documentation and approvals for materials moved between sites.
- Maintain an updated list of material submittal references and approved vendors for traceability and ensure no unapproved or obsolete materials are issued for installation.
- Participate in project closeout by preparing final stock reports, handling returnable materials, and coordinating disposal of scrap or unusable items in compliance with company policy.
Qualifications and Experience:
- Highschool certificate or Diploma.
- 4 or more years of experience as a store keeper on building construction sites in the UAE.
