MEP Supervisor – Real Estate / Property Management

We are seeking an experienced MEP Supervisor to oversee and manage all Mechanical, Electrical, and Plumbing (MEP) maintenance activities across our residential properties, including apartments and villas. The candidate will be responsible for supervising technicians, ensuring preventive and corrective maintenance, and maintaining high standards of safety, quality, and tenant satisfaction.

Key ResponsibilitiesMEP Operations & Maintenance

• Supervise day-to-day MEP maintenance works for residential buildings (apartments & villas)
• Ensure proper maintenance of:
• Electrical systems (LV panels, lighting, power points, emergency lighting)
• Mechanical systems (pumps, water systems, HVAC, exhaust fans)
• Plumbing & drainage systems
• Swimming pool & Jacuzzi systems (coordination with pool technicians)
• Plan and implement preventive maintenance schedules
• Attend and resolve tenant complaints related to MEP issues in a timely manner

Team Supervision

• Supervise and coordinate electricians, plumbers, HVAC technicians, and pool technicians
• Assign daily tasks and monitor work quality and productivity
• Provide technical guidance and on-site support to technicians
• Ensure technicians follow safety procedures and company standards

Inspection & Reporting

• Conduct regular site inspections of properties
• Identify faults, risks, and improvement areas
• Prepare maintenance reports, breakdown reports, and material requirements
• Update management on job progress and completed works

Coordination & Compliance

• Coordinate with management, tenants, vendors, and contractors
• Ensure all MEP works comply with local authority regulations and safety standards
• Monitor outsourced contractors and verify work completion
• Assist in handover inspections for new or vacated units

Inventory & Cost Control

• Monitor spare parts and maintenance materials
• Request materials and ensure proper usage to avoid wastage
• Support cost-effective maintenance solutions

Requirements & Qualifications

• Diploma or Degree in Mechanical / Electrical Engineering or relevant technical qualification
• Minimum 3–5 years experience as an MEP Supervisor or Senior MEP Technician
• Experience in real estate, residential buildings, or facilities management is mandatory
• Strong knowledge of MEP systems maintenance
• Ability to read MEP drawings and schematics
• Good leadership and team management skills
• Basic computer knowledge (reports, emails, maintenance systems)
• Good communication skills in English (Arabic is an advantage)
• UAE experience preferred
