The Mortgage Satisfaction Specialist obtains and follows-up on all required Recorded Mortgages, Final Titles and Insuring Documents in a timely manner, logging them into various platforms and forwards to the intended Investors as applicable.
Responsible for ensuring the mortgage lien is removed from the property once a loan is fully paid off
Preparation of mortgage discharges based on county requirements. Review for accuracy and completeness
Confirm the mortgage discharge has been filed correctly with the appropriate county to legally release the lender’s lien on the property
Maintain accurate database of discharge recording fees, to ensure Mortgage Servicing Representatives and Cashiering staff can provide accurate payoff quotes
Process and request shortage and overage payment from county clerks. Process the associated transaction in DNA to facilitate the handling of the shortage or overage.
Assist with follow up related to outstanding SONYMA documents
Handle inquiries from borrowers, title companies, or mortgage or credit union staff related to mortgage discharges. Research and resolve any requests for verification that discharge of mortgage has been appropriately prepared and filed
Ensure compliance with any relevant New York state or federal guidelines related to the timely filing of mortgage discharges
Assist with departmental duties, including as a backup to the Mortgage Servicing Clerical Assistant
Minimum Job Qualifications:
Two or more years of experience related to the mortgage loan process, including any previous experience with mortgage documents and the mortgage satisfaction process
Strong attention to detail
The ability to communicate directly with borrowers, lenders, and other third parties
Working knowledge of all internal programs and applications – Encompass, Fiserv DNA, MSP
Working knowledge of Microsoft product suite, particularly Excel, Word, Outlook
Starting Compensation: $20.00 - $22.00/hr., plus a competitive benefits package
Bilingual individuals who are fluent in a second language in addition to English are highly encouraged to apply.
