Grocapitus Investments is a commercial real estate investment firm focused on multifamily, townhome, mixed-use, and apartment development projects. We help investors generate passive rental income without becoming landlords through our syndication investment opportunities.We are looking for a Multifamily Digital Marketing Manager to help drive lease-up performance across our apartment and residential portfolio. This role combines multifamily marketing expertise, AI-enabled systems, third-party property management accountability, and executive-level reporting.

Position Overview

The Digital Apartment Marketing Expert will lead and support lease-up marketing strategy for multifamily assets, townhome communities, and residential developments.

This role is responsible for making sure each property has a strong digital marketing engine, clear performance tracking, accountable property management follow-through, and concise reporting for leadership.

This is not a basic content or advertising role. The right candidate understands apartment leasing, lead generation, leasing velocity, digital campaign performance, property management coordination, and executive reporting.

Key ResponsibilitiesLease-Up Marketing Strategy

Develop and oversee marketing strategies that support occupancy goals, qualified lead generation, tour volume, applications, and signed leases.

Review property-level marketing funnels, including traffic sources, lead volume, lead quality, tour conversion, applications, leases, online reputation, website performance, ILS presence, Google Business Profile visibility, and leasing team follow-up.

Identify marketing gaps that may be slowing lease-up performance and recommend clear, practical next steps.

Third-Party Property Management Accountability

Work directly with third-party property management teams to ensure marketing plans are executed properly.

Monitor whether campaigns are active, listings are accurate, leads are being followed up on, leasing updates are submitted, and reporting is consistent.

Create accountability with property management teams around traffic, lead response, advertising performance, reputation management, leasing activity, and campaign execution.

Ensure strong collaboration between ownership, asset management, property management, leasing teams, and marketing vendors.

Executive Reporting

Prepare clear, data-driven reports for the Grocapitus Investments executive team.

Summarize key property marketing metrics, including traffic, leads, tours, applications, leases, occupancy trends, ad performance, cost per lead, source attribution, reputation trends, and leasing bottlenecks.

Translate data into leadership-ready insights: what is working, what is underperforming, where accountability is needed, and what actions should happen next.

AI-Powered Marketing Systems

Use AI tools to build better apartment marketing systems, processes, reports, and content.

Develop AI-assisted workflows for reporting, campaign analysis, leasing follow-up, SOPs, content creation, marketing templates, and property management accountability.

Use AI to help create property descriptions, social posts, leasing promotions, email campaigns, ad copy, website content, reputation responses, and executive summaries.

Continuously improve repeatable systems that can scale across multiple properties and management teams.

Digital Marketing & Lead Generation

Review, manage, and optimize marketing channels such as Google Ads, social media campaigns, ILS platforms, property websites, local SEO, email campaigns, digital signage, Google Business Profile, and reputation platforms.

Evaluate which channels are producing qualified traffic and which need to be adjusted, paused, or improved.

Partner with vendors and agencies to improve campaign performance, creative assets, lead tracking, and conversion.

Required Qualifications

  • 5+ years of multifamily, apartment, residential, or real estate marketing experience.
  • Experience supporting lease-up and/or stabilized multifamily assets.
  • Strong understanding of apartment & townhome marketing funnels, leasing velocity, occupancy goals, lead generation, and source attribution.
  • Experience working with third-party property management companies, regional managers, leasing teams, vendors, and agencies.
  • Ability to turn marketing data into clear executive insights.
  • Experience with digital advertising, ILS platforms, Google Business Profile, reputation management, property websites, and lead tracking systems.
  • Strong writing skills for reports, summaries, campaign briefs, and marketing content.
  • Comfortable using AI tools to improve content, reporting, systems, and workflows.
  • Highly organized, accountable, and able to manage multiple properties or projects at once.
  • Comfortable working remotely with distributed teams.

Preferred Experience

  • Experience with ResMan, Yardi, Entrada, RealPage, Anyone Home, EliseAI, Reputation.com, Google Ads, BI/reporting tools, CRM systems, and apartment website platforms.
  • Experience with third-party managed assets or third-party ownership groups.
  • Experience creating marketing standards, SOPs, reporting templates, or training materials.
  • Experience launching or improving apartment community websites.
  • Experience with Class A, Class B, Class C, value-add, new construction, townhome, or mixed-use residential assets.
