Position Overview

We are a growing, multi-state multifamily subcontractor operating across the Southeast. We are seeking a high-performing Multifamily Estimator / Preconstruction & Procurement Lead who can accurately price complex multifamily scopes and play a central role in how projects are planned, bought out, and executed.

This is not a back-office estimating role. This position sits at the intersection of estimating, procurement, scheduling, and field coordination. The right candidate will materially impact profitability, execution speed, and operational predictability across our portfolio.

Key Responsibilities

Estimating & Preconstruction

  • Prepare detailed, accurate estimates for large-scale multifamily projects across multiple scopes.
  • Analyze drawings, specifications, and takeoffs to identify risk, gaps, and cost drivers.
  • Develop bid strategies aligned with market conditions, labor availability, and material volatility.
  • Support negotiations with GCs and ownership groups during preconstruction and value-engineering phases.

Procurement & Buyout

  • Lead material buyouts and vendor negotiations to protect margin and ensure on-time delivery.
  • Build and maintain preferred vendor and supplier relationships across the Southeast.
  • Coordinate long-lead items and proactively mitigate supply-chain risk.
  • Align purchasing decisions with project schedules and field capacity.

Project Planning & Coordination

  • Work closely with operations and field leadership to sequence work logically and efficiently.
  • Develop material and labor schedules that align with production goals.
  • Support project startups by ensuring teams have the materials, information, and timelines required to execute.
  • Act as a bridge between estimating, operations, and the field to ensure clean handoffs.

Leadership & Process Improvement

  • Help establish and refine estimating, procurement, and preconstruction processes.
  • Create systems that improve consistency, forecasting accuracy, and scalability.
  • Mentor junior estimators or project staff as the organization grows.

Qualifications

  • 7+ years of experience in multifamily estimating, preconstruction, or project management (subcontractor or GC).
  • Proven experience pricing and supporting large-scale multifamily developments.
  • Strong understanding of construction sequencing, labor production, and material logistics.
  • Demonstrated success managing procurement and supplier negotiations.
  • Advanced proficiency with estimating software, spreadsheets, and plan-reading.
  • Ability to operate autonomously while collaborating with executive and field leadership.
  • Highly organized, detail-oriented, and comfortable managing multiple projects simultaneously.

Job Type: Full-time

Pay: $70,000.00 - $125,000.00 per year
