Multifamily Maintenance Technicians & Lead Technician

Magnolia Circle LLC is hiring dependable and skilled Maintenance Technician Leads and Maintenance Technicians to help keep our apartment communities in excellent condition. This is a hands-on role where your expertise directly impacts the comfort, safety, and satisfaction of our residents. You’ll take pride in maintaining attractive, functional living spaces while supporting daily operations across our communities.

You’ll handle a wide range of maintenance responsibilities, including plumbing, electrical, HVAC, appliance repair, painting, and preventative maintenance. Every day brings variety, from troubleshooting urgent issues to completing scheduled upkeep that ensures our communities run smoothly. Strong communication, attention to detail, and a genuine commitment to quality service will make you a valued partner to both residents and the management team.

Key Responsibilities:

  • Conduct regular inspections and perform preventive maintenance on essential building systems, including electrical, plumbing, HVAC, and more.
  • Quickly respond to resident requests for repairs, maintaining a high standard of customer service and attention to detail.
  • Repair and maintain common area equipment and individual apartment fixtures, appliances, and systems.
  • Prepare vacant units for new residents by performing repairs, painting, cleaning, and ensuring everything is move-in ready.
  • Utilize our work order system (Real Page) to log tasks and track progress, ensuring timely updates and completion.
  • Maintain clear communication with the property management team on maintenance issues, updates, and solutions.
  • Inspect and maintain safety systems, including fire alarms and emergency exits, to ensure compliance and resident safety.
  • Maintain organized and clean maintenance areas and assist with inventory and procurement of maintenance supplies.
  • Coordinate with outside vendors for specialized repairs, as needed.
  • Participate in an on-call rotation to handle after-hours emergency maintenance issues.

Qualifications and Skills:

  • Technical Expertise: Strong knowledge of apartment maintenance, including electrical, plumbing, HVAC, and general maintenance. Ability to diagnose and solve maintenance issues independently.
  • Tools and Safety: Proficient with hand and power tools; knowledge of OSHA safety regulations and best practices.
  • Communication and Service: Effective communication skills with residents and team members; dedicated to high standards of customer service.
  • Tech Savvy: Familiar with Google-based communication tools and mobile property management applications (RealPage experience a plus).

Certifications:

  • EPA Certification (Type II or Universal) is required.
  • CPO (Certified Pool Operator) certification preferred.
  • Certifications in HVAC, plumbing, or electrical maintenance are a plus.

Physical Requirements:

  • Able to frequently stand, walk, climb stairs, and lift up to 70 pounds.
  • Comfortable working both indoors and outdoors, in various weather conditions, with occasional exposure to noise and potentially hazardous materials.
  • Must be able to climb ladders, bend, kneel, and crouch as needed.

Requirements:

  • Minimum of 4 years of general maintenance experience.
  • At least 3 years in apartment maintenance or a similar role.
  • Education: High school diploma or equivalent required; vocational training in maintenance preferred.
  • Driver’s License: Valid driver’s license, clean driving record, and auto insurance required. Must have reliable transportation for travel between properties if necessary.
  • Communication: Fluent in English, both verbal and written, to interact effectively with residents, vendors, and team members.
  • Screenings: Criminal background check and driving record review.
  • Travel: This role may require occasional local travel to support maintenance needs across nearby properties.
