Marketing Manager – Multifamily Apartment Home Experience Required

We are seeking a detail-oriented, highly organized, and execution-focused Marketing Manager to lead marketing initiatives that support our properties, teams, and residents.
Position Summary
The Marketing Manager must have multifamily marketing experience to be successful in this role. Person is responsible for developing and executing marketing strategies that drive occupancy, revenue growth, and brand awareness. This role oversees both corporate and property-level marketing, including digital campaigns, lease-ups, resident engagement, and brand management.
The ideal candidate thrives in a fast-paced environment, can manage multiple priorities simultaneously, and collaborates effectively with cross-functional teams.
Key ResponsibilitiesStrategic Marketing & Leadership
- Develop and manage marketing strategies and budgets across stabilized, value-add, and new development properties.
- Partner with Operations, Development, Construction, and HR to ensure marketing supports leasing velocity, revenue goals, and project timelines.
- Position the company and its communities as leaders in their respective markets.
Property Marketing & Lease-Ups
- Plan and execute comprehensive lease-up and acquisition marketing campaigns.
- Create go-to-market strategies for stabilized and renovated communities.
- Ensure a seamless leasing process from inquiry to move-in; conduct stress testing and mystery shops for quality assurance.
- Recommend and monitor property-level marketing budgets, pricing alignment, and lead generation strategies; follow through with variance reporting, KPIs, and analytics.
- Conduct market and competitor research to inform strategy.
- Oversee third-party platforms such as Zark, J Turner, AI leasing, etc.
- Support centralization initiatives and lead marketing-related centralization efforts.
Digital, Print & Performance Marketing
- Lead digital efforts including SEO/SEM, copywriting, paid ads, social media, and reputation management.
- Manage websites, ILS listings, CRM, call centers, and marketing automation systems.
- Oversee print and physical marketing assets (signage, collateral, site maps, swag, sales tools, etc.).
- Ensure cohesive branding across all digital and physical touchpoints, including VR tours, floor plans, photography, and video assets.
Brand & Creative Oversight
- Evolve and manage the corporate and property-level brand identity (brand kits, scents, models, music, amenity activation, etc.).
- Direct production of visual assets, signage, promotional materials, and advertising collateral.
- Manage creative development and vendor relationships (agencies, photographers, consultants).
- Organize and direct corporate and community-level events.
- Conduct monthly audits to ensure adherence to brand standards and identify improvement opportunities.
Collaboration, Training & Team Development
- Provide training to on-site teams on marketing tools, sales techniques, and branding standards.
- Collaborate with property managers, regional leaders, and asset managers to achieve occupancy and revenue goals.
- Manage vendors and support the development of additional marketing staff as the company grows.
Data, Reporting & Optimization
- Track and report KPIs including lead sources, conversions, occupancy, ROI, and digital analytics.
- Adjust strategies based on performance data and market trends.
- Present insights and recommendations to leadership and stakeholders.
Qualifications
- 7+ years of progressive marketing experience, including at least 3 years in a leadership role within multifamily, real estate, or a related industry.
- Bachelor’s degree in Marketing, Business, Communications, or related field (MBA/certifications a plus).
- Proven success with stabilized property and lease-up marketing strategies.
- Strong digital expertise (Google Ads, SEO, social media, automation tools).
- Experience managing branding, creative assets, and multi-channel campaigns.
- High proficiency with industry marketing software (Yardi, Entrata, RealPage, Knock, RentCafe, HubSpot, etc.).
- Excellent leadership, multitasking, and project management skills.
