JOB SUMMARY
The Community Manager is responsible for the direct management and oversight of their assigned properties. The Community Manager is responsible for the daily operations, tenant relations, property maintenance, financial management, marketing and property improvement, reporting, and all aspects of their properties under management. This position requires living on-site to ensure availability for community needs and emergencies.
Employees are assigned properties and which properties and number of properties assigned may change depending on the Company's needs.
Essential functions:
· Maintain a positive, productive relationship with tenants, clients, and team members.
· Oversee properties’ personnel and continually assess their performance.
· Maintain relationships with prospective clients/owners.
· Oversight of property risk management, safety standards, team members, and resident liability.
· Understand the target market of your community by outlining marketing goals, preparing regular market surveys, keeping open lines of communication with surrounding communities, and aiming advertising and promotions.
· Ensure optimal staff/vendor performance and timely completion of all job duties and assignments.
· Staying up to date on relevant laws and agency regulations, including but not limited to fair housing, sexual harassment, disability accommodations, local rules, laws and regulations, and landlord-tenant laws as they apply to the policies and procedures of the company and the communities.
· Tenant concierge services, addressing tenant concerns, handling tenant complaints, maintenance requests, emergencies, and resolving conflicts in a timely and professional manner.
· Sourcing, reviewing, and comparing bids from 3rd party vendors. Ensuring all vendors and maintenance are performing to high-quality standards and reporting to the main office as needed.
· Enforcing all property rules and ensuring tenants and property comply with all regulations, leases, and property rules.
· Building positive relationships with tenants to encourage lease renewals and minimize turnover. Providing excellent customer service to tenants to enhance satisfaction and retention.
· Performing move-in, move-out, and routine inspections of units and property.
· Noticing and enforcement of rules violations.
· Posting community updates, maintenance notices, 3-day notices, etc.
· Occasional court appearances when necessary for eviction proceedings.
Sourcing and screening of prospective tenants.
· Showing and renting vacant units and assisting in the completion of rental applications and move-in documentation.
· Maintaining a clean apartment complex.
· Monitoring and supporting the renovation and upgrading of units and property.
· Close communication and teamwork with the main office to ensure the continued success and smooth operations of the apartment community while supporting the main office and property manager with various tasks relating to the property.
· Ensure compliance with company policies and procedures.
· Other duties and tasks as assigned.
· Must maintain a valid driver’s license, proof of insurance and a clean driving record during the entire course of employment
Qualifications:
· High school diploma or equivalent preferred.
· Proven work experience as a property manager
· Fully understanding property management and its financial aspects
· In-depth knowledge of all rules and regulations surrounding property management
· Competency in MS Office and relevant databases and software
· Customer focus and bottom-line orientation
· Interpersonal savvy with strong communication and presentation skills
· Well-organized with excellent time management skills
Physical Requirements & Environment
· Must be able to sit at a desk for prolonged periods.
· Must be able to move around the facility and be capable of inspecting various areas, including climbing stairs or ladders if necessary.
· Ability to stand, walk, bend, and lift for extended periods.
· Capable of lifting and carrying objects weighing up to 30 pounds.
· Comfortable working in various indoor and outdoor environments.
· Must be able to drive a car to local maintenance supply stores.
· Must be able to bend down to pick up items off the floor.
· Ability to communicate orally in English with customers (bilingual in Spanish highly desired), vendors, management, and other co-workers.
· Must have good manual dexterity for the use of common office equipment such as computer terminals, phones, calculators, copiers, and FAX machines.
