Living Arrangement: This is a live-on-site role. You’ll be working from your own apartment at the property.

Schedule: Weekends are our busiest "sales" days—can you commit to working them?

Sales-Driven Leasing: You’ll be responsible for conducting tours of our "quaint and beautiful" building, highlighting its unique charm to lease units to high-quality tenants.
The "Work from Home" Perk: You’ll manage the property right from your on-site residence, handling resident needs and administrative tasks.
Screening: Must be comfortable with a credit and background check.
House Rules: This is a pet-free unit.

Position Overview
Carlo Inc. is seeking a proactive Community Manager to join our thriving 24-unit apartment community in Tarzana. In this role, you will be instrumental in supporting daily operations, ensuring resident satisfaction, and enhancing the overall living experience within our communities.
What We Are Looking For
To be successful in this role, you should possess:
At least one (1) year of experience in sales/leasing.
Strong foundation in closing and sales skills with a proven track record.
Excellent credit history is required.
Proficiency in Microsoft Office Outlook, Excel, Word.
Knowledge of Yardi and Craigslist is preferred.
Understanding of CA Fair Housing Laws is preferred but not mandatory.
Demonstrate clear, courteous, and polished communication with a high degree of professionalism.
Exceptional organizational skills, self-motivation, and the ability to multitask effectively.
Professional appearance, positive attitude, and team-oriented mindset are highly valued.
Must be available to work weekends and a flexible schedule as needed.
Reliable transportation is a must.
Key Responsibilities
As a Community Manager at Carlo Inc., your primary responsibilities will include:
Leasing and Sales: Showcase available apartments, conduct open houses, assist with leasing activities, draft and finalize lease agreements, and manage rent collection.
Resident Relations: Deliver outstanding resident experience by promptly addressing resident requests, resolving issues, and managing notices and renewals.
Property Management: Coordinate move-ins and move-outs, work with vendors and maintenance staff, and ensure the cleanliness and appeal of common areas.
Operational Support: Assist in daily property operations, enforce policies and procedures, and schedule turnovers for vacant apartments to ensure timely completion.
Communication: Maintain excellent communication with residents, vendors, and the property management team to enhance overall resident experience.

Base Pay: $17.87 per hour
Apartment: 1 Bed / 1 Bath
Market Rent: $2,085 per month

*Equivalent hourly rate includes the estimated net rental value of the on-site apartment (market rent minus the California permitted housing deduction), calculated based on a 24-hour per week schedule, and is provided for advertising purposes only. Actual cash wage is $17.87 per hour. Housing allowance deduction of $628/month applies.
