On-Site Property Manager

Job Summary
We are seeking a dynamic and dedicated On-Site Property Manager to oversee the daily operations of our residential community. This role is essential in ensuring the property runs smoothly, residents are satisfied, and all leasing and administrative functions are handled efficiently. The ideal candidate will possess a proactive attitude, excellent customer service skills, and a comprehensive understanding of property management regulations, including Fair Housing laws and Section 8 programs. You will be the face of the community, fostering positive relationships with residents, vendors, and team members while maintaining compliance with all legal and safety standards.

Responsibilities

  • Manage day-to-day property operations, including leasing, maintenance coordination, and resident relations.
  • Oversee property leasing activities, including conducting tours, processing applications, and upselling available units to prospective tenants.
  • Ensure compliance with Fair Housing regulations, landlord-tenant laws, and Section 8 program requirements.
  • Maintain accurate data entry in property management software such as Yardi or OneSite; handle filing and record keeping related to contracts, legal documents, and resident files.
  • Coordinate property maintenance requests and facilities management to ensure a safe and well-maintained environment.
  • Conduct conflict management with residents or vendors professionally and effectively to resolve issues promptly.
  • Administer legal administrative tasks related to lease agreements, contracts, and legal notices while maintaining confidentiality.
  • Utilize customer relationship management (CRM) tools to foster positive resident interactions and retention strategies.
  • Monitor property security through CCTV surveillance, fence checks, and emergency response procedures.
  • Support lease renewal efforts through negotiation skills and upselling additional services or amenities.

Requirements

  • Proven experience in property management or real estate administrative roles with knowledge of LIHTC (Low-Income Housing Tax Credit), Section 8 housing programs, or similar affordable housing initiatives.
  • Familiarity with property management software such as Yardi
  • Strong understanding of Fair Housing regulations, landlord-tenant law, contracts, and legal administrative procedures.
  • Excellent customer service skills with professional phone etiquette; ability to handle conflict situations diplomatically.
  • Previous experience in property leasing, facilities management, or real estate administration preferred.
  • Ability to perform data entry accurately while managing filing systems efficiently.
  • Office experience involving customer relationship management tools; familiarity with legal documentation is advantageous.
  • Strong negotiation skills for lease renewals and upselling opportunities; experience in sales is beneficial.

Pay: $85,000.00 - $90,000.00 per year
