Job Summary
The Operations Team Leader oversees the execution of daily operational activities and leads both the operations and commercial teams with efficiency and high quality. The role ensures team compliance with approved procedures and standards, contributes to workflow improvement, enhances productivity, and reduces operational errors across the residential and commercial portfolio.
Role Summary
- Execute the operational plan for the properties.
- Prepare occupancy and unit utilization reports.
- Carry out unit handover and takeover procedures.
- Apply all regulatory and organizational property rules.
- Ensure all customer complaints are resolved and customer satisfaction is confirmed.
- Participate in the annual capital expenditures (Capex) planning cycle.
- Execute the annual operating expenses (OPEX) plan.
- Monitor monthly utility expenses (electricity, water, etc.).
- Coordinate with other departments (Leasing, Contracts) to ensure smooth operational flow.
- Ensure the safety and wellbeing of residents.
- Update and validate property inventory lists, including unit equipment.
- Follow up on all maintenance requests.
- Handle and resolve disputes.
- Monitor government platforms and conduct follow ups with relevant government entities.
- Follow up on daily and monthly collections activities.
- Escalate delinquency cases for legal actions in accordance with company policy.
- Ensure all contracts are executed through the Ejar platform.
- Follow all approved company policies and procedures related to operations.
- Perform any other tasks or responsibilities assigned by the Department Manager related to the role or department.
Technical Skills
- Knowledge of occupational safety and health procedures in residential complexes.
- Strong operational reporting skills.
- Ability to monitor and execute daily operational plans for residential facilities.
- Skilled in coordinating with service providers effectively.
- Flexibility and adaptability to operational and administrative changes.

Qualifications & Experience
- Diploma or Bachelor's degree in Business Administration.
- Minimum of 3 years of experience in residential or commercial operations management.
- Property Management certification (preferred).
- OSHA certification (preferred).
- English and Arabic language proficiency.
