Paralegal & Title Analyst

Position Overview

Phoenix Investors is seeking a full-time Real Estate Paralegal & Title Analyst to join its team! As a Real Estate Paralegal & Title Analyst, you will directly assist in the acquisition, operation, and management of the company’s real estate portfolio.

Responsibilities

Title & Survey:

  • Review title commitments, ALTA/NSPS Land Title Surveys, and supporting documents, including easements and restrictions
  • Analyze risks, present findings to attorneys and executive management, and prepare objection notices
  • Work with title companies and surveyors to revise commitments, pro forma policies, and ALTA/NSPS surveys
  • Draw out and compare deed legal descriptions with those shown on surveys and on GIS websites, and request edits as necessary
  • Research zoning ordinances and coordinate with surveyors to subdivide existing properties

SNDA & Estoppel Certificates: Draft, distribute, and track estoppel certificates; follow up with tenants and stakeholders as needed.

Lease Abstracting: Prepare detailed lease abstracts summarizing key lease terms for new leases and lease amendments, internal databases, and legal review.

Default Letters: Draft and issue default letters to tenants in coordination with in-house counsel to ensure compliance with lease terms and legal procedures.

Construction Contract Support: The Paralegal & Title Analyst will also assist with legal support for in-house construction-related matters, including:

  • Construction subcontract forms, property management service contracts, and design services agreements
  • Construction contracts and vendor agreements in coordination with the construction and legal teams

Purchase and Sale Transactions: The Paralegal & Title Analyst will also assist with legal support for purchase and sale transactions, including entity formation, due diligence, title and survey matters, financing issues, and the closing process.

Qualifications

  • A paralegal certificate is preferred
  • 3 – 5 years of real estate experience in the administration of owned and leased commercial properties
  • The ability to understand and interpret complex title and survey matters
  • Strong attention to detail is mandatory
  • Experience with Word and Excel is strongly preferred.
