Part-Time Community Association Portfolio Manager

Role Summary

You will manage a scaled, part-time portfolio of associations, serving as the primary point of contact for boards, owners, and vendors. Success in this role means well-run meetings, clean financials, timely maintenance, and strong compliance within your designated communities.

Key Responsibilities

  • Plan and run board and annual meetings, including agendas, minutes, and election processes.
  • Prepare budgets, board packets, and monthly management reports.
  • Monitor maintenance schedules, work orders, preventative tasks, and reserve projects.
  • Track violations and ARC requests with fair, consistent follow-through.
  • Support financial oversight, including invoice approvals, delinquency follow-up, and variance review.
  • Maintain accurate records in the management system and keep the board informed with clear updates.
  • Conduct regular site visits and produce action lists with owners and vendors.
  • Build strong relationships with board officers while setting clear expectations and boundaries.

Must-Haves

  • Active Florida Community Association Manager (CAM) license or capability of obtaining one.
  • Two or more years of property management experience preferred.
  • Proven meeting facilitation and board communication skills.
  • Working knowledge of budgets, reserves, and vendor management.
  • Valid driver's license and reliable transportation for site visits.
  • Ability to attend evening meetings as required (evening hours will be factored into your part-time schedule).

Nice-To-Haves

  • Experience with Condo Control or similar property management software.
  • Familiarity with Cocoa Beach and surrounding municipalities.
  • Proficiency with Google Workspace or Microsoft Office.

Schedule and Travel

  • Hours: Part-time, flexible daytime schedule based on portfolio requirements.
  • Travel: Primarily office and field-based in Cocoa Beach with regular community site visits.
  • Evenings: Evening meetings occur as scheduled by boards.

Compensation and Benefits

  • Performance-based part-time pay tied to portfolio size and client retention.
