We are seeking a Part-Time Community Manager to oversee the daily operations of a 52-unit apartment community in Maumelle, AR. This role is ideal for someone who takes ownership of their property, leads with confidence, and takes pride in delivering strong operational results.

This is a hands-on role operating with a small team (one manager + one maintenance technician), with direct support from regional leadership.

Ideal for a strong Assistant Manager ready to step into a leadership role.

Schedule

Monday – Friday | 9:00 AM – 2:00 PM
(Occasional flexibility may be needed for emergencies or property needs)

Position Overview

The Community Manager is responsible for the overall success of this 52-unit community, including operations, leasing activity, collections, compliance, and resident satisfaction. This role requires strong organization, consistency, and the ability to prioritize effectively in a fast-paced environment.

Key ResponsibilitiesOperations

  • Oversee daily property operations and ensure smooth workflow
  • Walk the property regularly to maintain curb appeal and safety standards
  • Ensure work orders are addressed within 24 hours and communicate updates to residents
  • Inspect vacant units within 24 hours of move-out

Leasing & Occupancy

  • Manage leasing activity, traffic, and follow-up to maintain occupancy goals
  • Ensure all leads are entered and tracked daily in AppFolio
  • Review and approve rental applications daily
  • Send renewal offers 90 days in advance and align with market rates

Collections & Financial Performance

  • Collect rent and actively manage delinquency
  • Document collection efforts daily (calls, texts, emails, door knocks)
  • Serve notices and file evictions when necessary
  • Enter invoices into AppFolio same day as received
  • Operate within budget to meet or exceed NOI goals

Resident Experience

  • Respond to resident concerns within 24 hours
  • Maintain professional communication and strong resident relationships
  • Plan and execute resident events (quarterly)

Compliance & Reporting

  • Ensure compliance with Fair Housing and company policies
  • Complete required inspections (unit, exterior, file audits) on schedule
  • Submit reports including market surveys and traffic updates as needed
  • Prepare incident reports same day as needed

Qualifications

  • Property management experience preferred
  • Strong organizational and time management skills
  • Ability to work independently with minimal supervision
  • Experience with AppFolio or similar systems preferred
  • Strong communication and problem-solving skills
  • High level of accountability and attention to detail

Education
