Part-Time Property Accountant – Single-Family Rentals

Ninety9 Capital is a Dallas-Fort Worth-based real estate investment firm with an active portfolio spanning multi-family apartment communities, single-family rentals (SFR), and fix-and-flip projects. We are a lean, fast-moving operation with a growing accounting function that supports a complex, multi-entity portfolio.

About the Role

We are hiring a part-time Property Accountant to support our single-family rental (SFR) portfolio. This is a 20-hour-per-week, in-office role focused on daily property accounting operations: trust account reconciliation, owner account oversight, and month-end close support. You will report to our Controller and partner closely with an offshore bookkeeping team that works U.S. business hours.

This is a clean, focused role — no direct reports, no supervisory burden. Ideal for an experienced property accountant who wants meaningful work on a defined part-time schedule.

What You’ll Do

• Perform daily reconciliation of trust accounts, fee accounts, and owner accounts for the SFR portfolio
• Coordinate with the offshore SFR bookkeeping team on day-to-day transactions and exceptions
• Support month-end close for SFR entities, including journal entries, accruals, and account reconciliations
• Partner with the Controller on financial reporting and internal controls
• Support annual audit preparation alongside external CPA partners
• Maintain accurate, audit-ready documentation

What You’ll Need

• 3+ years of property accounting experience (single-family rental, multi-family, or residential real estate)
• Bachelor’s degree in Accounting, Finance, or related field
• Demonstrated experience with trust account, escrow, or fiduciary reconciliation
• Proficiency in at least one property management platform (Buildium, Yardi, AppFolio, RentManager, MRI, or similar)
• Strong Excel skills
• Comfort coordinating with remote and offshore team members across time zones
• Excellent attention to detail and reliability on a part-time schedule
• Authorized to work in the United States without employer sponsorship (now or in the future)

Preferred Qualifications

• Buildium experience (our primary SFR platform)
• Single-family rental accounting background specifically
• QuickBooks Online familiarity

Compensation

• $25 – $32 per hour, commensurate with experience
• 20 hours per week (approximately $26,000 – $33,000 annualized)

Schedule & Location

• Part-time, 20 hours per week
• Monday through Friday with schedule flexibility (e.g., 4 hours per day or alternative arrangements)
• In-office at our Plano, TX corporate office (this is not a remote role)

Pay: $25.00 - $32.00 per hour
