Phase I ESA & Environmental Due Diligence Assistant Project Manager

REQUIRED EXPERIENCE (PLEASE READ BEFORE APPLYING)

This position requires direct experience preparing ASTM E1527-21 Phase I Environmental Site Assessments for commercial real estate transactions.

Qualified candidates should have experience with:

  • Phase I ESA report preparation and review
  • ASTM E1527-21 compliance
  • REC, HREC, and CREC evaluations
  • Commercial real estate environmental due diligence
  • Phase II ESA investigations
  • Soil and groundwater contamination assessment
  • Historical records research and regulatory file review

Candidates whose primary experience is in the following are unlikely to be a fit for this role and need not apply:

  • Construction project management
  • EHS/Safety

WHAT YOU WILL DO

  • Manage environmental due diligence projects from proposal through final report
  • Prepare and review ASTM E1527-21 Phase I Environmental Site Assessments
  • Conduct historical research, regulatory database review, records review, and environmental file research
  • Perform site inspections and field reconnaissance
  • Evaluate and document Recognized Environmental Conditions (RECs), Controlled RECs (CRECs), and Historical RECs (HRECs)
  • Prepare technically sound environmental reports for lenders, developers, attorneys, investors, and commercial real estate clients
  • Coordinate subcontractors and environmental database vendors
  • Assist with Phase II Environmental Site Assessments including soil sampling, groundwater investigations, contamination assessment, analytical review, and reporting
  • Prepare environmental proposals, scopes of work, and project budgets
  • Communicate directly with clients regarding project status, findings, recommendations, and environmental risk considerations
  • Support senior project managers with complex environmental investigations and redevelopment projects
  • Ensure all work products meet ASTM, regulatory, and company quality standards

REQUIRED EXPERIENCE

To be considered, candidates must possess most or all of the following:

  • 3–5+ years of environmental consulting experience
  • Extensive experience preparing ASTM E1527-21 Phase I Environmental Site Assessments
  • Experience conducting environmental due diligence for commercial real estate transactions
  • Strong understanding of CERCLA liability protections, All Appropriate Inquiry (AAI), ASTM standards, and environmental risk assessment principles
  • Experience identifying and evaluating RECs, CRECs, and HRECs
  • Experience reviewing historical aerials, Sanborn maps, topographic maps, city directories, regulatory databases, and environmental records
  • Experience performing commercial property site inspections
  • Experience writing environmental proposals and cost estimates
  • Experience supporting or managing Phase II Environmental Site Assessments
  • Familiarity with soil sampling, groundwater sampling, contamination investigations, and laboratory analytical data
  • Exceptional technical writing and report preparation skills
  • Strong attention to detail and commitment to quality control
  • Ability to independently manage multiple projects and deadlines

PREFERRED QUALIFICATIONS

  • Professional Geologist (PG), Professional Engineer (PE), or ability to qualify as an ASTM Environmental Professional
  • Experience supporting commercial lenders, SBA lending, redevelopment projects, or large commercial real estate portfolios
  • Experience with environmental remediation projects
  • Experience mentoring junior staff
  • Experience working within consulting project budgets and utilization goals

Pay: $75,000.00 - $90,000.00 per year
