Porter/Maintenance Technician (JP)

POSITION OVERVIEW

The role of porter is to perform grounds maintenance tasks and be responsible for the care of lawns, trees, shrubs, and ground cover so they stay in a green, healthy eye-appealing condition. The porter will assist the maintenance staff in maintaining the physical and mechanical integrity of the property at all times.

DUTIES

• Police the grounds daily to remove paper, cans, litter and garbage.
• Cut and water the lawn, shrubs, trees including mowing, weed control, edging and pruning.
• Planting shrubs and flowers
• Sweep and clean exterior common areas.
• Remove snow and ice from sidewalks and parking lots.
• Maintain and clean all grounds equipment.
• Insure all apartment entries and walkways are clean and landscaped.
• Remove all trash from vacant units for make ready
• Maintain the pool and hot tub.
• Maintain cleanliness of common areas and amenities
• Work on exterior maintenance of buildings (brick, siding, paint, carpentry, etc.)
• Sweep gutters
• Remove old appliances, etc. from property.
• Repair of sprinkler heads and lines.
• Aid in the completion of make readies as assigned by lead maintenance or property manager. But only after all other responsibilities are completed.
• Inform lead maintenance or manager when maintenance/make ready supplies and landscaping supplies are needed.
• Perform any other duties that may be assigned by the lead maintenance or management.

Knowledge of equipment:

All personnel in this position must have basic knowledge about the safe use and maintenance of the following tools, including but not limited to:

• Hand tools: wrenches, grips, hammers, wire cutters, saws, etc.
• Power tools: sanders, saws, drills, key machines, etc.
• Moving equipment: wheelbarrows, dollies, hand trucks, buckets, step ladders, full ladders, etc.
• Mechanical equipment: sewer machines, carpet shampooers, lawn mowers, edgers, compressors, blowers, etc.
