The Default Servicing team manages all default-related processes and resolves mortgage loans that are in default. The team is crucial to Valon and the broader mortgage ecosystem, as it helps prevent foreclosures and minimize losses for investors. Homeowner transparency and financial literacy is always focal point to our people, process, and product and we strive to help homeowners who need additional support to keep their dream of homeownership alive.
The Pre-Foreclosure Associate plays a key supporting role within the Default Services team, focusing on the accurate preparation and maintenance of pre-foreclosure files. This position is responsible for assisting with foundational pre-foreclosure activities, including building pre-review foreclosure folders, compiling required documentation from internal systems, and ensuring data accuracy throughout the process.
Key responsibilities include organizing loan documentation, manually entering property inspection results, and supporting the tracking of loans within the pre-foreclosure pipeline. The clerk helps ensure files are complete and aligned with internal procedures, regulatory requirements, and investor guidelines prior to review. This role works closely with internal teams to resolve missing documentation and escalates issues as needed.
This position is ideal for a detail-oriented and process-driven individual looking to build experience in default servicing. Success in this role requires strong organizational skills, attention to detail, and the ability to follow structured workflows in a compliance-focused environment while supporting overall team efficiency.
Supports the preparation of pre-foreclosure files by building pre-review foreclosure folders, compiling required documents from the Service Console and other internal systems
Assists in ensuring foreclosure files are complete, properly documented, and ready for review in accordance with internal procedures and investor guidelines
Manually enters property inspection results and other loan-level updates into servicing systems with a high degree of accuracy
Performs routine daily follow-ups on assigned tasks, including tracking document completion and status updates
Assists with breach processing activities, including preparing and reviewing breach notice documentation for completeness
Supports foreclosure referral preparation by organizing required documents and identifying missing items for escalation
Utilizes system of record, vendor tracking tools, and reporting dashboards to update and monitor assigned loans in the pre-foreclosure pipeline
Maintains and images foreclosure-related documents in a timely and organized manner to ensure audit readiness
Communicates with internal teams to resolve documentation gaps or obtain missing information
Escalates discrepancies, missing documentation, or potential compliance concerns to senior team members or management
Ensures tasks are completed in alignment with established timelines, SLAs, and compliance requirements
Performs other duties and special projects as assigned
1–2 years of experience in mortgage servicing, default servicing, foreclosure, or a related operational or clerical role
Basic understanding of pre-foreclosure processes, documentation, and timelines
Familiarity with regulatory and investor guidelines (FHA, VA, Fannie Mae, Freddie Mac preferred but not required)
Working knowledge of foreclosure-related compliance requirements, including exposure to CFPB guidelines and FDCPA concepts
Strong data entry skills with a focus on accuracy and attention to detail
Basic proficiency in Microsoft Word, Outlook, and Excel
Ability to follow defined processes and procedures in a compliance-driven environment
Strong organizational skills with the ability to manage multiple tasks in a fast-paced setting
Ability to identify inconsistencies and escalate issues appropriately
High school diploma or equivalent required
Demonstrates strong attention to detail and accuracy in document compilation and data entry tasks
Works effectively as part of a team, supporting senior staff and contributing to overall workflow efficiency
Communicates clearly and professionally with internal stakeholders
Shows a willingness to learn foreclosure processes, compliance requirements, and servicing systems
Proactively follows up on assigned work to ensure timely completion
Maintains organized records and documentation to support audits and reviews
Adapts to process updates and incorporates feedback to improve performance
Supports team goals by completing tasks efficiently and in compliance with company and regulatory standards
