Precon Manager and Cost Estimator

Job Summary:

The Construction Cost Estimator & Preconstruction Manager is responsible for leading the planning, budgeting, and early-phase coordination of construction projects.
This role ensures that every project begins with an accurate, data-driven foundation — aligning design, scope, and budget before construction begins.

The position combines strong technical estimating skills with strategic preconstruction leadership, supporting clients, architects, and project managers throughout feasibility, design development, and procurement phases.

Key Responsibilities Cost Estimating

• Prepare detailed conceptual and schematic cost estimates during early project phases.
• Develop quantity takeoffs, cost breakdowns, and pricing based on current market conditions.
• Analyze contractor bids and proposals for accuracy, completeness, and scope alignment.
• Maintain and update historical cost data and unit pricing databases.
• Collaborate with project managers to track budget changes throughout design and procurement.
• Identify cost-saving opportunities, constructability issues, and value-engineering options.
• Support in review and validation of contractor change orders and pay applications.

Preconstruction Management

• Lead preconstruction efforts from initial feasibility through permit-ready documentation.
• Coordinate with architects, engineers, and consultants to align scope, schedule, and cost.
• Develop project budgets, phasing strategies, and milestone cost reports.
• Assist in RFP preparation, bid evaluations, and contractor selection processes.
• Facilitate design and constructability reviews, providing input on materials and methods.
• Manage preconstruction schedules and ensure timely delivery of design deliverables.
• Support the transition from preconstruction to active construction, ensuring seamless project handoff.

Qualifications

• Bachelor’s degree in Construction Management, Engineering, Architecture, or related field required.
• 5+ years of experience in cost estimating, preconstruction, or construction project management.
• Strong understanding of construction materials, methods, and market pricing.
• Proficiency with estimating and project management software (e.g., Bluebeam, On-Screen Takeoff, Procore, Smartsheet, RSMeans, or similar).
• Excellent analytical, organizational, and communication skills.
• Ability to interpret architectural and engineering drawings.
• Detail-oriented with a proactive, problem-solving mindset.
