Preconstruction Manager (TI – Medical Preferred, Contract or Part-Time)

This role starts as part-time or contract with a clear path to grow into a full-time position as the right fit is established.

ABOUT US
Sixth Gen Construction is a Central Texas commercial GC with deep roots in the region and a focus on tenant improvement projects across healthcare, dental, retail, office, and hospitality. We specialize in complex, occupied-environment builds for clients who expect precision and accountability. We're a small, entrepreneurial team that moves fast, does things right, and is actively building the systems and capabilities that will take us to the next level.

THE ROLE
This is not a pure estimating seat. We're looking for a preconstruction professional who can own the front end of our projects, from early budget conversations through final proposal, while thinking strategically about scope, margin, and how to win the right work. You'll work directly with ownership, design teams, and subcontractors, and you'll have a real hand in shaping how our preconstruction process is built.

RESPONSIBILITIES
- Develop early-stage budgets from incomplete plans
- Perform detailed takeoffs and trade-level pricing
- Identify scope gaps across MEP, equipment coordination, and specialty trades
- Level subcontractor bids and manage bid coverage
- Lead value engineering efforts that reduce cost without compromising quality or scope intent
- Work directly with ownership, design teams, and subcontractors throughout preconstruction
- Drive proposal development and pricing strategy
- Help build and refine internal preconstruction systems and processes

IDEAL EXPERIENCE
- 3 - 10+ years in commercial construction estimating or preconstruction
- Strong hands-on experience in at least one: dental, medical, retail, or hospitality TI
- Solid understanding of electrical and plumbing systems in TI environments
- Demonstrated ability to think beyond the plans — identifying missing scope before it becomes a problem
- Comfortable working in a fast-paced, entrepreneurial environment where you're expected to own your work

BONUS POINTS
- Experience setting up preconstruction systems (JobTread or similar)
- Existing subcontractor relationships in Central Texas
- Genuine interest in AI tools for estimating and preconstruction workflows

REQUIREMENTS
- Must pass a background check as a condition of employment

Pay: $40.00 - $50.00 per hour
