Pricing Analyst

Role Summary

The Pricing Analyst is responsible for maximizing revenue, occupancy, and profitability across our holiday home portfolio. This role combines data-driven pricing, market analysis, and distribution oversight to ensure our units are competitively positioned and consistently performing across all booking channels. You will work closely with operations, on-boarding, and guest relations teams to align pricing strategies with property quality and guest experience.

Revenue & Pricing Strategy

• Develop and implement dynamic pricing strategies across Airbnb, VRBO, and direct channels.
• Analyse market demand, seasonality, competitor pricing, and pacing to set optimal daily rates.
• Monitor property performance and adjust pricing, availability, LOS rules, and promotions.
• Produce regular revenue reports, forecasting, and performance insights for management.
• Oversee rate loading, availability, and content accuracy in PMS and channel manager systems.
• Support the on-boarding of new units, including pricing setup, rate planning, and market positioning.
• Coordinate with operations to ensure properties meet quality standards that support pricing goals.
• Ensure DTCM compliance for booking and occupancy-related requirements.

Cross-Department Coordination

• Partner with the operations and guest relations teams to align property readiness with revenue targets.
• Provide insights on under performing units and recommend corrective strategies.
• Contribute to high guest satisfaction by ensuring rates represent value and market positioning.

Qualifications & Skills

• Experience in revenue management, pricing analysis, or hospitality analytics (Dubai experience preferred).
• Strong analytical skills with proficiency in Excel and revenue tools.
• Familiarity with PMS, channel managers, and OTA platforms (Airbnb, etc.).
• Knowledge of Dubai's holiday homes market, tourism patterns, and area demand.
• Excellent communication, commercial awareness, and decision-making skills.
