Role Overview

This is a senior leadership opportunity to join a renowned organization known for its high-calibre experience across the region's built environment.

We are seeking a Project Director to lead the delivery of a major mixed-use / retail development in Al Khobar.

The role will act as the client's representative, overseeing project delivery from design through to completion, ensuring alignment with programme objectives, commercial performance, and stakeholder expectations.

You will provide strategic leadership across project delivery, commercial governance, and stakeholder engagement, ensuring the successful execution of a high-profile development.

Key Responsibilities Project Leadership

• Lead overall project delivery as the client representative
• Establish and drive project strategy, governance, and execution plans
• Manage and oversee multidisciplinary teams across design, commercial, and construction

Delivery & Performance

• Oversee project delivery across time, cost, quality, and risk
• Monitor contractor and consultant performance
• Resolve complex delivery challenges and drive project outcomes

Commercial & Contractual Oversight

• Provide leadership on commercial strategy and contractual matters
• Oversee cost control, variations, claims, and dispute resolution
• Support key commercial decisions to protect project value

Stakeholder Management

• Act as the primary interface with the client and key stakeholders
• Lead engagement with authorities, consultants, and contractors
• Provide clear reporting and strategic updates to senior stakeholders

Risk & Governance

• Establish project governance and reporting structures
• Identify and mitigate key project risks
• Ensure compliance with client and project standards

Candidate Requirements

• Minimum 20 years of experience in project management and delivery
• Proven delivery of at least two major mixed-use or retail developments (100,000 m BUA) within the GCC
• Strong experience in Design & Build environments and working with separate CSC contracts
• Demonstrated experience in a client-facing or client representative role
• Strong commercial awareness with experience in contractual and financial decision-making
• Professional certifications such as PMP, MRICS, PgMP, or equivalent
• Experience working on large-scale developments in Saudi Arabia
• Strong leadership and stakeholder management capability
• Ability to operate in a complex, multi-stakeholder environment
