Project Director – ELV/BMS

Position Overview

We are seeking an accomplished Project Director – ELV/BMS to lead and oversee large-scale brownfield BMS retrofitting projects across multiple regional sites in the Kingdom. The role carries full responsibility for the planning, execution, and control of all project phases — from as-built data acquisition and engineering through procurement, logistics, installation (1st, 2nd, and 3rd fix), programming, testing, and commissioning.

The Project Director will provide strategic direction, ensure operational excellence, and manage multidisciplinary teams including project managers, coordinators, senior engineers, procurement/logistics officers, supervisors, and technicians. Success in this role requires exceptional leadership, deep technical expertise in ELV/BMS systems, and the ability to deliver projects on time, within budget, and to the highest quality standards.

Key Responsibilities

Leadership & Oversight

• Lead, direct, and motivate project teams to achieve project goals and company objectives.
• Define and implement project execution strategies, risk management frameworks, and quality assurance plans.
• Maintain effective communication and reporting structures between site teams, management, and clients.

Project Planning & Execution

• Develop, monitor, and control the Master Project Schedule (MPS) for all project phases including as-built data capture, engineering, procurement, logistics, and installation methodologies in brownfield environments.
• Present weekly project progress and MPS updates to clients and senior management.
• Coordinate closely with project teams and senior executives to identify challenges, prerequisites, and ensure timely completion of baseline activities.
• Enforce compliance with client requirements, technical standards, and HSE regulations.
• Drive proactive risk identification, mitigation, and contingency planning.

Stakeholder & Client Management

• Serve as the key point of contact for clients, consultants, subcontractors, and internal stakeholders.
• Lead progress meetings, prepare status reports, and manage escalation and resolution processes.
• Ensure client satisfaction through transparent communication and high-quality deliverables.

Financial & Commercial Control

• Oversee project budgets, cost control measures, and resource allocation.
• Ensure accurate forecasting, invoicing, and financial reporting.
• Support commercial negotiations, contract management, and change order processes.
• Collaborate with specialty vendors and subcontractors for value engineering in materials selection, procurement, and installation best practices.

Team Development

• Mentor and develop project managers, engineers, and support staff.
• Foster a culture of accountability, collaboration, and technical excellence.
• Promote continuous improvement in project execution and team performance.

Qualifications & Experience

• Bachelor’s degree in Electrical, Mechanical, or related Engineering discipline (Master’s preferred).
• 10–12 years of experience in ELV/BMS project management, with at least 5 years in a senior leadership or director-level role.
• Proven experience delivering brownfield retrofit projects, particularly within BMS and large-scale ELV system integration environments.
• Strong technical knowledge of engineering, procurement, logistics, installation, programming, and commissioning processes.
• Demonstrated ability to lead and manage large, diverse teams across multiple sites.
• PMP or equivalent project management certification preferred.
• Excellent communication, negotiation, and stakeholder management skills.
• Fluency in English; Arabic is an advantage.
