3.1 Project Planning
- Create a detailed project plan (Micro and Macro plan) which includes setting clear objectives, identifying resources, and determining strategies to attain the goals.
- Develop a work breakdown structure and establish timelines and milestones to ensure timely project completion.
3.2 Resource Management
- Coordinate between EDRC, Project Team and Clients for civil, electrical, MEP works.
- Evaluate and select contractors and subcontractors based on qualifications, experience and cost-effectiveness.
- Monitor the amount of resources available, including time, workforce, equipment, materials, and facilities.
- Allocate and reallocate resources based on project needs and timelines.
- Manage subcontractor relationships and oversee their work performance.
- Track and optimize the use of resources.
3.3 Team Management
- Plan workloads and rotas according to the available labour.
- Delegate work to team members based on the project plan.
- Guide and motivate the team to complete as per the timelines.
3.4 Budget and Cost Control
- Develop and maintain the project budget; forecasting project costs based on historical data, market trends, and project specifics.
- Regularly monitor actual project expenditures against the budget and forecasting future costs.
- Identify cost-saving opportunities and implement strategies to optimize project costs.
- Monitor project expenses and ensure adherence to budget constraints.
- Make adjustments as necessary to avoid budget overruns.
3.5 Client Communication
- Prepare and report weekly and monthly site progress report with planned activity and review of project progress with client.
- Maintain clear communication with stakeholders, including clients, team members, and suppliers.
- Source and procure materials, equipment, and subcontractor services.
3.6 Risk Management & Regulatory Compliance
- Identify potential risks early on and developing strategies to mitigate them. (Financial risks, Safety risks etc)
- Ensure compliance with construction codes and regulations.
- Monitor the construction processes, inspecting finished work, and ensuring compliance with industry regulations.
3.7 Continuous Improvement
- Conduct thorough project evaluations and assessments to identify areas for improvement and implement necessary corrective measures.
- Provide leadership and guidance to the project team, building a collaborative and high-performance work environment.
