Position Overview:
As a Project Manager you will lead the way in orchestrating the successful execution of large, multi million $$ build projects while upholding the company's unwavering commitment to quality, integrity, and profitability. Your strategic leadership, meticulous planning, and effective communication will be pivotal in achieving operational goals and exceeding client expectations. You will champion the project process, ensuring projects are delivered efficiently and effectively.
Project Manager assumes ultimate responsibility for project success, encompassing quality assurance, financial performance, and owner satisfaction. Exercising full oversight over the project, including company personnel assigned, is paramount.
Key Requirements & Responsibilities:
- Estimate project costs, establish budgets, and ensure proper coverage, applying Value Engineering (VE) as necessary.
- Spearhead bidding processes, crafting and issuing subcontracts, fostering effective collaboration.
- Collaborate closely with Project Superintendents to manage project schedules and ensure seamless coordination.
- Maintain and communicate updates regarding project changes to owners, managing change orders and tracking alterations.
- Exercise vigilant budget oversight, keeping the project within financial parameters.
- Conduct monthly reviews of General Conditions (GCs) with Project Superintendents to ensure alignment.
- Efficiently manage submittals, Requests for Information (RFIs), warranties, and other essential processes.
- Uphold client communication and satisfaction, ensuring timely responsiveness.
- Process and oversee subcontractor pay requests to maintain seamless project progression.
- Oversee project financial closure and liaise with accounting for updates.
- Facilitate punch list completion, managing closeout items for comprehensive closeout manuals.
- Maintain open communication with supervisors to eliminate surprises and ensure a well-informed approach.
- Fulfill additional roles as assigned by supervisors, contributing to project success.
- Develop and expand historical cost data to refine future estimating.
- Maintain complete oversight, ensuring quality assurance, financial performance, and owner satisfaction.
Skills and Requirements:
To excel in the role of Project Manager at our client, you should possess the following qualifications and attributes:
- Bachelor's Degree in Construction Management, a relevant Trade, Finance, or a related field, demonstrating a solid educational foundation.
- Comprehensive understanding of Lean principles, leveraging efficient methodologies for streamlined project execution.
- Proficiency in MEP practices at some level, enhancing your ability to navigate complex construction requirements.
- Demonstrated expertise in Bidding, Scheduling, and Estimating, showcasing your adeptness in critical project phases.
- Strong communication abilities, fostering open and transparent collaboration with team members, clients, and stakeholders.
