Construction Project Manager is responsible for planning, coordinating, and overseeing commercial construction projects from preconstruction through closeout. This role ensures projects are delivered on time, within budget, and in accordance with contract documents, safety standards, and company quality expectations.
The Project Manager serves as the primary point of contact between clients, architects, subcontractors, vendors, and internal teams.
Key Responsibilities
Project Planning & Preconstruction:

Review contract documents, drawings, specifications, and scope requirements

Develop project schedules and sequencing plans

Assist with budgeting, value engineering, and scope clarification

Coordinate subcontractor buyout and procurement
-
Lead project kickoff meetings
Project Execution & Management

Manage multiple commercial construction projects simultaneously
-
Maintain project schedule and proactively address delays
-
Monitor project costs, track budgets, and control expenses
-
Process RFIs, submittals, and change orders
-
Conduct regular project meetings with stakeholders
-
Ensure compliance with local, state, and federal regulations
Financial Management

Prepare and manage project budgets

Review and approve subcontractor invoices
-
Generate owner pay applications
-
Track and negotiate change orders
-
Maintain accurate cost forecasting and reporting
Communication & Client Relations

Serve as primary liaison with owners and design teams
-
Provide regular project updates and progress reports
-
Maintain strong relationships with subcontractors and vendors
Quality & Safety Oversight

Ensure quality standards are met throughout construction
-
Enforce safety policies and OSHA compliance
-
Coordinate inspections and ensure successful project closeout
Project Closeout

Manage punch list completion
-
Oversee final inspections and occupancy approvals

Ensure delivery of warranties, as-builts, and O&M manuals
Qualifications
Education:
-
Bachelor’s degree in Construction Management, Engineering, Architecture, or related field preferred

Equivalent experience considered
Experience
-
5+ years of commercial construction project management experience
-
Experience managing projects ranging from $1M–$20M+ (adjust as needed)
-
Experience with ground-up and/or tenant improvement projects preferred
