CUSTOM HOME PROJECT MANAGER

Branagh Development is one of the East Bay's most respected custom home builders, with a portfolio spanning Lafayette, Alamo, Orinda, Danville, and beyond. We are looking for a talented Custom Home Project Manager to join our team. This is a high-visibility, high-impact role at the center of everything we build. You will be the single point of accountability for delivering extraordinary homes — on time, on budget, and to the exacting standards our clients expect. You will work alongside some of the Bay Area's finest architects, designers, engineers, and craftspeople, and you will interface directly with clients who have entrusted us with their most personal investment.

PRE-CONSTRUCTION & PROJECT SETUP

▸ Lead pre-construction planning from design coordination through permit approval, serving as the primary liaison between clients, architects, engineers, and consultants

▸ Drive the bidding process — developing detailed scope-of-work documents, soliciting competitive bids, and expanding Branagh's qualified subcontractor pool

▸ Build comprehensive project budgets from the ground up, including preliminary estimates and final construction budgets with full cost transparency

SCHEDULE MANAGEMENT

▸ Own the master schedule — developed in Microsoft Project in collaboration with the site superintendent and key subcontractors, with realistic durations, sequencing, and supplier lead times built in

▸ Manage the client selection schedule with equal rigor — tracking and communicating pending decisions before they become schedule risks

▸ Anticipate and proactively address impacts from field conditions, weather, quality holds, and material delays before they cascade

BUDGET & FINANCIAL MANAGEMENT

▸ Maintain real-time budget accuracy: manage subcontractor contracts and change orders, maintain commitment and budget workbooks, and process invoicing and coding in a timely manner

▸ Issue client change orders for all cost adjustments and maintain a running client change order log in SmartSheets with full transparency

▸ Prepare budget adjustments proactively, never reactively — clients should never be surprised by cost movements

CONSTRUCTION MANAGEMENT & CLIENT EXPERIENCE

▸ Conduct on-site progress meetings with field staff, subcontractors, suppliers, owners, and owners' representatives

▸ Partner with the superintendent to stay ahead of quality control issues — catching and resolving them before they require rework

▸ Ensure all governmental requirements, permit conditions, and inspection milestones are met on schedule

PROJECT CLOSEOUT

▸ Coordinate and manage the punch list and homeowner walk-through with precision and care

▸ Lead a post-project analysis to identify process improvements, subcontractor performance insights, and lessons learned

REQUIREMENTS

The right candidate brings both technical construction knowledge and exceptional interpersonal skills. This is a client-facing role at a firm where relationships are everything.

▸ Minimum of 5 years of Project Management experience in residential construction project management, with luxury or custom home experience strongly preferred

▸ Proven ability to manage multiple concurrent projects from pre-construction through closeout

▸ Strong command of Microsoft Project for scheduling

▸ Proficiency with Excel

▸ Track record of on-time, on-budget project delivery

▸ Exceptional communication skills — you can translate complex construction realities into clear, confident updates for discerning homeowners

▸ High ownership mentality: you don't wait to be asked, you anticipate

▸ Organized and detail-oriented without losing sight of the big picture

▸ A genuine passion for the craft of building — you care about quality the way Branagh clients do

▸ California contractor's license a plus

Pay: From $125,000.00 per year
