Position Overview
The Project Manager oversees the full lifecycle of luxury custom home construction projects, ensuring exceptional quality, seamless execution, and an elevated client experience. This role requires a blend of technical expertise, leadership, design sensitivity, and the ability to manage complex, high‑end residential builds with precision and professionalism.
Key Responsibilities
Project Planning & Pre‑Construction
- Collaborate with office and field teams, as well as clients to finalize project scope, specifications, and budgets.
- Develop detailed project schedules, critical path timelines, and procurement plans.
- Review construction documents for accuracy, feasibility, and value‑engineering opportunities.
- Lead pre‑construction meetings and ensure all stakeholders are aligned on expectations and deliverables.
Construction Management
- Oversee day‑to‑day site operations, ensuring adherence to plans, specifications, and luxury‑level craftsmanship.
- Coordinate and supervise subcontractors, trades, and vendors, maintaining strict quality and performance standards.
- Monitor project progress, proactively resolving issues, delays, or design conflicts.
- Ensure compliance with building codes, safety regulations, and company standards.
Client & Stakeholder Communication
- Serve as the primary point of contact for clients, providing clear, timely updates and maintaining a white‑glove service experience.
- Facilitate regular site walkthroughs, progress reports, and milestone reviews.
- Manage expectations around timelines, changes, and budget impacts with transparency and professionalism.
Budget & Financial Oversight
- Track project budgets, cost-to-complete, and financial forecasts.
- Review and approve invoices, change orders, and subcontractor payments.
- Identify cost‑saving opportunities without compromising quality or design intent.
Quality Assurance & Closeout
- Conduct ongoing quality inspections to ensure flawless execution and adherence to luxury standards.
- Manage punch lists, final inspections, and warranty handoff.
- Ensure all documentation, manuals, and as‑built drawings are completed and delivered.
Qualifications
Required
- 15+ years of experience managing high‑end residential or custom home construction projects.
- Strong understanding of construction methods, luxury finishes, and architectural details.
- Proven ability to manage multiple subcontractors and complex schedules.
- Exceptional communication, leadership, and client‑relationship skills.
- Strong financial acumen and experience managing multi‑million‑dollar budgets.
- Comprehensive knowledge of North Carolina building codes, permitting processes, and local inspection requirements.
Preferred
- Experience with ultra‑luxury homes ($2M–$20M+).
- Background in architecture, engineering, or construction management.
- Familiarity with high‑performance building systems and custom fabrication processes.

Pay: $90,000.00 - $120,000.00 per year
