Project Manager, Design & Construction

Job Expired

About Ishita Interiors

Ishita Interiors is a luxury interior design firm serving short-term rental investors in the Greater Asheville market and beyond. We help clients create distinctive, high-performing properties that stand out in a crowded market and deliver a stronger guest experience.

About the Role

We are hiring a Project Manager, Design & Construction to own execution from design handoff through construction coordination, procurement, staging, and final delivery.

This is an operations-led, field-facing role. You will manage contractors and vendors, track budgets and timelines, conduct site visits, resolve issues across the project lifecycle, and make sure every finished space reflects the design as intended.

This role is a strong fit for someone who brings construction or renovation experience, thrives in a multi-project environment, and holds high standards without losing the relationships that make execution possible.

Why This Role Matters

This role is the bridge between design intent and field execution. The right person will keep projects moving, protect the client experience, and make sure the design team's work is delivered the way it was meant to be built.

What You'll Do

  • Serve as the primary project manager from design handoff through final delivery, keeping scope, communication, and execution aligned across every phase
  • Support the design process with on-site measurements, field photos, and site-condition confirmation
  • Build and manage bid packages, collect and compare contractor bids, and help estimate construction costs before work begins
  • Review bids for completeness, quality, and value; negotiate pricing and scope adjustments where needed
  • Coordinate general contractors, procurement, design, landscape partners, and specialty vendors against one master project timeline
  • Own the project schedule by sequencing milestones, identifying critical path risks, and driving follow-through across all parties
  • Track budgets, change orders, and actual spend against plan; flag variances early and support cost control decisions
  • Conduct regular site visits, document field conditions, and confirm work is being executed in line with approved design intent
  • Identify what is off-spec or incomplete and address it directly and tactfully so the work gets corrected without damaging the relationship
  • Manage the construction-to-staging handoff and ensure the site is ready for installation
  • Provide weekly project updates to clients and maintain a premium communication standard throughout
  • Schedule and coordinate project photoshoots once final site readiness is confirmed
  • Use project management systems and AI-enabled workflows to build schedules, track dependencies, and keep work moving across multiple parallel projects

What We're Looking For

  • 5+ years of experience managing construction, renovation, procurement, or design-adjacent projects involving multiple vendors or contractors
  • Hands-on familiarity with residential construction or renovation workflows so you can evaluate bids, spot field issues, and coordinate execution with confidence
  • Strong estimating and budget management skills, including pricing support, spend tracking, and negotiation
  • High attention to detail and strong documentation habits
  • Ability to manage multiple active projects at once, each with competing deadlines and moving parts
  • Clear communication skills, sound judgment, and the confidence to hold firm on quality standards while protecting vendor relationships
  • Tech-savvy working style and comfort using modern project management tools and AI to improve team efficiency and visibility

Preferred Qualifications

  • Experience in luxury residential, hospitality, or short-term rental projects
  • Experience collaborating closely with interior designers and translating design documentation for field teams
  • Hands-on experience with Motion or a comparable project management platform
  • Local presence in or around the Greater Asheville area

Compensation

  • Base salary range: $90,000 to $100,000, depending on experience and demonstrated performance
  • Target bonus: Eligible for performance-based variable pay tied to on-time delivery, budget control, client satisfaction, and quality of execution
  • Total earning potential: Approximately $120,000 to $130,000 at target, with bonus earned based on project performance and individual goals
  • Compensation summary: Base salary is guaranteed. Bonus is not guaranteed and must be earned through performance

Location and Work Model

Greater Asheville, North Carolina is preferred. Hybrid is preferred for local candidates. Remote candidates may be considered if they bring strong relevant experience and can reliably work Eastern Time hours. Local site travel is expected; occasional broader travel may be required based on project needs.

How to Apply As part of the application, candidates should submit:

  • Resume
  • Brief note summarizing your experience with construction, renovation, or interior design-adjacent project management
  • Recorded Loom video (3–5 minutes) answering the questions below
