To plan, execute, and finalize interior fit-out projects according to strict deadlines, budgets, and quality standards. The Project Manager will oversee all aspects of the project, including coordination of people, resources, and processes, while ensuring client satisfaction and maintaining the company’s reputation for excellence.
1. Project Planning & Setup
- Develop comprehensive project plans, including scope, schedule, budget, and resource allocation.
- Review and validate design drawings, specifications, and Bill of Quantities (BOQ) for constructability and completeness.
- Secure all necessary permits, licenses, and regulatory approvals prior to commencement.
- Lead the pre-construction meeting with clients, designers, and key subcontractors.
2. Execution & Site Management
- Act as the primary point of contact for the client, maintaining clear and professional communication.
- Manage day-to-day on-site operations, ensuring a safe, clean, and organized work environment.
- Coordinate and schedule all subcontractors and suppliers to ensure seamless workflow and adherence to the critical path.
- Conduct regular site inspections and quality audits to ensure work meets design specifications and company standards.
3. Financial Management
- Monitor project budgets and expenditures, providing regular cost-to-complete forecasts.
- Process and manage variation orders, ensuring proper client approval and documentation.
- Approve subcontractor and supplier invoices based on work completion.
- Maximize project profitability through efficient resource management and cost control.
4. Health, Safety & Compliance
- Enforce strict adherence to all Health, Safety, and Environmental (HSE) policies and legislation.
- Conduct regular safety toolbox talks and site inductions.
- Ensure all works comply with local building codes, ADA requirements, and other relevant regulations.
5. Client & Stakeholder Relations
- Provide weekly progress reports and chair regular client and site meetings.
- Proactively manage client expectations and address concerns promptly.
- Foster positive relationships with clients, designers, subcontractors, and suppliers.
6. Project Closeout
- Manage the snagging/punch list process to ensure timely rectification of defects.
- Organize the formal handover to the client, including all warranties, manuals, and as-built drawings.
- Finalize all project accounts and complete project documentation for archiving.
- Conduct post-project reviews to capture lessons learned and identify improvements.
