Project Manager- Owners Representative

The Senior Project Manager reports to the Senior Program Manager within the Real Estate Development and Management team and will be based in the Washington, DC metro area. This individual must currently reside in the DC area and be willing to travel to Denver, Colorado on a monthly basis, with the potential to relocate.

This role is responsible for leading complex, large-scale building activations, capital improvement projects, and multi-client relocations from inception through final occupancy. This is a hands-on leadership role. The selected candidate will own the full lifecycle of each project and is expected to operate as the single point of accountability across all phases, vendors, and stakeholders.

This is not a segmented or siloed project management role. The Senior Project Manager is expected to lead, manage, and execute.

Key Responsibilities

  • Own full lifecycle delivery of capital improvement projects, tenant relocations, and new space activations, managing projects up to $30M
  • Act as the single point of accountability across multiple concurrent projects, clients, and stakeholders
  • Directly manage and coordinate all vendors including architects, engineers, general contractors, MEP firms, furniture vendors, AV providers, and relocation teams
  • Lead all aspects of FF&E including procurement, tracking, delivery, installation, and issue resolution
  • Develop and actively manage project plans, schedules, budgets, and risk mitigation strategies, adjusting in real time as conditions change
  • Lead planning, design, construction, and occupancy phases without reliance on layered support teams
  • Be present in the details. Review drawings, walk sites, solve problems, and ensure execution aligns with intent
  • Coordinate with internal teams including procurement, IT, facilities, and finance to drive approvals and keep projects moving
  • Identify issues early and take immediate corrective action to maintain schedule, budget, and quality
  • Review, validate, and approve vendor invoices and manage contract execution
  • Drive project closeout, turnover, and post-occupancy activities without gaps or loose ends
  • Maintain clear, organized documentation and provide direct, no-nonsense reporting to leadership

Qualifications

  • Bachelor’s or Master’s degree in Architecture, Construction Management, Interior Design, , or related field
  • 7–10+ years of experience managing full lifecycle capital projects, relocations, or building activations
  • Proven experience owning entire projects, not just a discipline or phase
  • Strong background managing multiple vendors across design, construction, FF&E, and relocation
  • Hands-on experience with FF&E procurement and installation
  • Strong financial management skills including budgeting, cost control, and contract management
  • Ability to read and interpret construction drawings and translate them into actionable scopes of work
  • Demonstrated ability to operate independently, make decisions, and drive results without heavy structure
  • Comfortable working in fast-paced, high-visibility, or operationally sensitive environments
  • Ability to respond quickly and effectively to field issues and changing conditions

Work Requirements

  • Must reside in the Washington, DC metro area
  • Willingness to travel to Denver, Colorado on a monthly basis
  • Open to potential relocation to Denver based on business needs

Work Environment

  • Remote work with occasional travel to federal project sites
  • Travel for project meetings, construction reviews, and facility inspections is required
  • Work schedule aligned with standard federal business hours
