Job Title: Project Manager – Real Estate / Construction

Location: Bangalore

1. Key Responsibilities1. Project Planning & Scheduling

  • Prepare detailed project plans, timelines, and resource schedules.
  • Break down project scope into milestones and weekly activity plans.
  • Track progress vs plan and initiate corrective actions for delays.

2. End-to-End Project Execution

  • Oversee construction activities from site mobilization to handover.
  • Manage civil, MEP, finishing, and external development works.
  • Ensure execution aligns with approved drawings and specifications.

3. Vendor, Contractor & Consultant Coordination

  • Finalize contractors/vendors with procurement team.
  • Manage contractor performance: productivity, quality, and timelines.
  • Coordinate with architects, structural consultants, MEP consultants, and authorities.

4. Quality Assurance & Control

  • Enforce strict quality standards in materials & workmanship.
  • Conduct routine site inspections and audits.
  • Approve checklists for each construction stage.

5. Budgeting & Cost Control

  • Prepare project budgets and track actual vs planned cost.
  • Approve running bills, verify measurements, and control wastage.
  • Identify cost-saving opportunities without compromising quality.

6. Documentation & Reporting

  • Maintain project reports: daily, weekly, and monthly.
  • Manage drawings, revisions, approvals, and site documentation.
  • Present progress reports to management and stakeholders.

7. Risk, Safety & Compliance Management

  • Identify project risks and create mitigation plans.
  • Ensure statutory and regulatory compliance (labor, safety, building codes).
  • Implement site safety protocols and conduct safety meetings.

8. Team Leadership & Stakeholder Management

  • Lead site engineers, supervisors, and project staff.
  • Guide teams on priorities, deadlines, and quality.
  • Manage communication across senior leadership, contractors, and consultants.

9. Handover & Closing

  • Ensure snag-free completion of project.
  • Final documentation and as-built drawings.
  • Coordinate with facility/operations team for project handover.

Required Qualifications

  • B.E / B.Tech in Civil Engineering (mandatory)
  • M.Tech in Construction Management (preferred, not mandatory).
  • 7–10 years experience in real estate or construction project execution.
  • Proven experience managing residential/commercial building projects.

Required Skills

  • Strong knowledge of civil construction, finishing, MEP, and site operations
  • Proficiency in MS Project / Primavera (or basic project scheduling tools)
  • AutoCAD familiarity
  • Strong negotiation & contractor management skills
  • Budgeting, billing, BOQ knowledge
  • Leadership & team management abilities
  • Excellent communication & reporting skills

Preferred Skills (Good to Have)

  • Experience in high-rise or large-scale residential projects
  • Exposure to green building standards
  • Knowledge of safety regulations and QC standards
  • Ability to manage multiple sites/projects
  • Experience with ERP/Project Management software
