Role Overview:
We are looking for a unique professional to fill a hybrid role that combines Senior-level Accounting with Property Operations Management. This is not a traditional property management role; we require a candidate with an accounting background who is also willing to take on the responsibilities of an Assistant Property Manager.
You will spend 40% of your time on meticulous financial tracking and the other 60% on managing tenant relations and building operations in Dubai.
Core Responsibilities:
- Data-Driven Financial Oversight: Deploy sophisticated Excel functions to monitor rental income, oversee Post-Dated Cheque (PDC) cycles, and compute precise ROI metrics for our long term and short-term rental portfolio.
- Financial&Accounting Integrity: Maintain error-free accounting records, manage property ledgers, and ensure all operational expenditures are meticulously categorized and filed.
- Utility & Account Reconciliation: Supervise and audit utility accounts (DEWA, Empower), ensuring all payments are settled on time and any discrepancies are resolved. Prepare reconcilication reports monthly.
- Contractual Compliance: Systematically organize lease agreements, legal addendums, and tenant databases to ensure full operational transparency.
- Service Coordination: Liaise with facility management providers and maintenance crews to ensure rapid response to tenant requests and uphold the physical standards of the assets.
What We Are Looking For:
- Excel Proficiency: Proficiency in Excel is mandatory.
- Accounting Background: A firm understanding of financial reconciliation and general accounting workflows.
- Professional Communication: Command of the English language is essential for navigating tenant negotiations and vendor management.
- On-site Presence: Must be able to operate full-time from our JVC location.
Desirable Assets (A Plus):
- Software: Prior hands-on experience with Zoho Books or Zoho CRM.
- Local Insight: Practical experience in the Dubai real estate sector and familiarity with RERA guidelines and Ejari protocols.
