Job Summary
We are a small, professional family real estate investment office in Jacksonville, Florida, seeking a reliable, detail-oriented Property Accountant to join our tight-knit accounting & finance team. You will work closely with our Accounting Manager and VP, Accounting & Finance on core operational accounting, corporate and property expenses, capital improvements, tenant NNN recoveries, and budgeting and forecasting for the same, as well as shareholder distributions and light administrative duties unique to our small family investment office. Ideal for someone who enjoys variety in a small private company environment with a growth-oriented business, supporting investment operations and family shareholders.
Primary Responsibilities
● Core Accounting & Real Estate Operations
○ Responsible for general ledger maintenance of operating expenses, capital expenditures (“capex”), and recoveries, for the industrial/warehouse portfolio, timber holdings, land assets, and corporate entities, including monthly review of cash basis Income Statement
○ Manage accounts payable processes, ensuring timely payments
○ Manage fixed asset tracking, depreciation entries, and capital expenditure support
○ Prepare annual NNN (triple net) tenant reconciliations for CAM, taxes, insurance recoveries, and related billings, including clear and transparent support for our tenants
○ Assist with budgeting and forecasting for operating expenses, tenant recovery revenues, and fixed asset depreciation
○ Analyze operating expenses and tenant recovery variances to support monthly / quarterly reporting and management decision making
○ Handle other ad-hoc accounting and analysis as needed
● Shareholder & Family Support
○ Maintain supporting documentation for shareholder records and distributions
○ Coordinate logistics for family board meetings (e.g., hotel bookings, travel arrangements, ground transportation for out-of-town family members) and annual shareholder meeting
○ Handle general office administrative tasks as needed (e.g. office snacks & supplies and reception of guests and mail)
Minimum Qualifications
● Bachelor’s degree in Accounting, Finance, or related field (or equivalent experience)
● Minimum of 2 years of relevant accounting /finance experience
● Eligible to work in the United States
Knowledge, Skills, and Attributes
● Experience with lease accounting and tenant CAM/NNN recoveries preferred
● Experience in P&L review, operating expenses and fixed asset capitalization, and balance sheet reconciliations
● Intermediate proficiency in Microsoft Excel; experience with or ability to quickly learn general ledger software strongly preferred
● High commitment to ethics, excellence, integrity, professionalism, and personal responsibility, with a drive to work toward the overall goals of the company together as a team
● High integrity and discretion when handling confidential family and financial information
Pay: $65,000.00 - $75,000.00 per year
