Property Maintenance Manager

Overview
We are seeking a dedicated and experienced Property Manager to oversee the operations and maintenance of our facilities. The ideal candidate will possess strong leadership skills and a comprehensive understanding of property management, ensuring that all aspects of the property are maintained to the highest standards. This role requires a proactive approach to managing resources, staff, and maintenance tasks while fostering positive relationships with tenants and stakeholders.

Duties

  • Oversee daily operations of the property, ensuring compliance with safety regulations and company policies.
  • Manage maintenance schedules and coordinate repairs, utilizing Computerized Maintenance Management Systems (CMMS) for efficient tracking.
  • Perform general handyman repairs and upkeep, including carpentry, patching, painting, and light fixture replacements.
  • Handle landscaping duties: mowing, trimming, and cleanup.
  • Conduct unit and housing inspections and be present during scheduled visits.
  • Complete tiling work (bathrooms, backsplashes, half baths, laundry areas).
  • Address clogged drains and perform minor plumbing repairs (toilets, faucets).
  • Provide material delivery services (appliances, fixtures).
  • Manage snow removal for walkways and small lots (0–12").
  • Bring dumpsters to curb (Winthrop St., twice weekly).
  • Respond to emergency on-call maintenance needs promptly.
  • Ensure safety compliance by replacing Smoke/CO detector batteries.
  • Maintain property curb appeal and resolve tenant-reported issues efficiently.
  • Conduct regular inspections of facilities to identify maintenance needs and ensure adherence to standards.
  • Collaborate with contractors for specialized repairs and projects, including HVAC systems, electrical work, and industrial maintenance tasks.
  • Maintain accurate records of maintenance activities, including schematics and equipment specifications.
  • Lead project management initiatives for facility upgrades or renovations.
  • Ensure effective communication with tenants regarding property issues, updates, and policies.

Skills

  • Strong management skills with a focus on leadership and team supervision.
  • Proven experience in property maintenance, handyman work, or facilities management.
  • High degree of integrity, accountability, and reliability
  • Skilled in carpentry, plumbing, painting, tiling, and general repairs.
  • Ability to prioritize and manage multiple tasks across different buildings.
  • Strong problem-solving skills and attention to detail.
  • Must have a valid driver’s license and reliable transportation.
  • Knowledge of facilities management principles and practices.
  • Mechanical knowledge with experience in industrial maintenance.
  • Understanding of electrical systems including high voltage and low voltage applications.
  • Ability to read schematics and troubleshoot mechanical issues effectively.
  • Experience in maintenance management practices to optimize operational efficiency.
  • Excellent communication skills in English, both written and verbal.

Pay: $45,000.00 - $50,000.00 per year
