ABOUT THE COMPANY
Thrive PropertyMx, LLC is part of the Thrive AssetMx, Inc. brand portfolio, a vertically integrated real estate investment and operating platform that owns and manages multifamily assets across the Midwest and beyond.
Thrive PropertyMx operates multifamily communities throughout Milwaukee and the surrounding region, with a focus on value-add properties. We take pride in maintaining clean, well-run buildings where residents feel respected and cared for.
We are a hands-on, fast-moving team — not a corporate bureaucracy. Strong performers are trusted, supported, and given real responsibility. Leadership is accessible, present, and invested in the people doing the work.
If you’re looking for a place where your skill matters and your effort is recognized, this is that environment.
QUICK SUMMARY — PLEASE READ
We are hiring a skilled maintenance technician for a hands-on field role supporting unit turns and general property maintenance across our Milwaukee multifamily portfolio.
This position is designed for a dependable, multi-skilled technician who:
Can work independently on a unit turn from start to finish
Brings real trade knowledge to the table — not just willingness to learn
Takes pride in quality work and follows through without being chased
Communicates well with teammates and keeps management informed
This role offers:
$24–$33/hour based on verified skills and experience
Excellent full benefits package, including generous time off
Clear path to increased responsibility and compensation
Company-provided tools and materials
A team that works hard, respects your time, and supports your growth
Leadership that is present, accessible, and fair
This is a performance-oriented role. Compensation is determined based on demonstrated proficiency across trades — candidates with stronger, verifiable skills are considered at the higher end of the range.
WORK SCHEDULE & EXPECTATIONS
This is a full-time, field-based position with a consistent schedule.
Standard weekday schedule with predictable hours
On-call rotation shared across the team
On-call reserved for true emergencies — not routine requests
Leadership actively works to reduce unnecessary after-hours calls through proactive systems and good planning
We believe good maintenance prevents emergencies. You won't be on-call every weekend.
WHAT YOU'LL DO
Unit Turns
Perform full unit turns to make apartments rent-ready on schedule
Paint, patch drywall, swap fixtures, replace flooring (LVP, vinyl, laminate, tile, carpet)
Identify and complete repairs discovered during turn inspections
Coordinate with team lead or senior tech when scope requires escalation
General Maintenance & Repairs
Complete work orders across multiple properties (all within a 10-minute radius)
Perform hands-on repairs in electrical, plumbing, carpentry, and basic HVAC
Troubleshoot issues and fix them correctly the first time
Minimize callbacks through quality workmanship
Team Contribution
Work alongside a senior technician or independently depending on the task
Support the team during high-volume periods (turns, seasonal maintenance, etc.)
Help keep properties clean, safe, and well-maintained for residents
Documentation
Close out work orders accurately and on time
Communicate status updates to team lead and property management
Flag issues that need parts, additional resources, or escalation
WHO THIS ROLE IS FOR
This role is a strong fit if you:
Have solid, hands-on maintenance experience (typically 3–10+ years)
Can work independently on unit turns without step-by-step direction
Bring real skills in at least 2–3 trade areas — not just basic repair
Are reliable, show up on time, and follow through on commitments
Take pride in clean, quality work that holds up over time
Want a stable, team-oriented environment with room to grow
This role is not a fit if you:
Are early-career or still learning fundamental maintenance skills
Need constant supervision to complete standard tasks
Avoid documentation or communicating work status
Are looking for narrow specialization only (e.g. HVAC only, electrical only)
PAY RANGE & HOW IT'S DETERMINED
$24–$33/hour | Based on verified skills and experience
Compensation is tiered and determined through our interview and skills assessment process:
$24–$27/hour — Strong foundational skills; comfortable with unit turns, painting, drywall, and basic repairs; may need support on advanced trade work
$28–$30/hour — Demonstrated proficiency across multiple trades; works independently with minimal callbacks
$31–$33/hour — Senior-level multi-trade capability; can diagnose, troubleshoot, and independently complete electrical, plumbing, HVAC, and carpentry across residential buildings with minimal supervision
Candidates will be asked about their experience in detail, and we conduct a brief practical walkthrough or skills assessment before making a final offer. This is standard practice for us — it protects you and us, and ensures you're placed correctly in the pay range from day one.
REQUIRED QUALIFICATIONS
Hands-on residential maintenance experience (typically 3+ years)
Proficiency in at least 2–3 of the following: electrical, plumbing, carpentry, drywall, flooring, HVAC basics
Ability to complete a unit turn with minimal supervision
Valid driver's license
Reliable transportation
Ability to lift 50+ lbs and perform sustained physical work
Authorized to work in the United States
Preferred (not required):
Experience in multifamily property management environments
Familiarity with older residential buildings (pre-1980s construction)
Trade certification or licensure (electrical, plumbing, HVAC)
Experience with value-add rehabs or renovation projects
BENEFITS & GROWTH
Competitive hourly pay: $24–$33/hour based on experience
Full benefits package (medical, dental, vision)
Generous PTO — above industry average
Company-provided tools and materials
Uniform and equipment support
Growth path to senior technician, team lead, or facilities supervisor roles
Stable, long-term employment with a growing Milwaukee operator
A FINAL NOTE
We're a small, growing company that takes care of our people. We hire carefully because we want this to be a long-term fit — not a revolving door. If you bring real skills, show up consistently, and care about your work, you'll thrive here.
If you have questions about the pay range or what it takes to be considered at the higher end, ask us in your application or at the interview. We're transparent about it.
Apply now and tell us briefly what trade skills you're strongest in and how many years of maintenance experience you have.
