Property Maintenance Technician – Commercial and Residential Properties
We are seeking a reliable and skilled Property Maintenance Technician to join our team. The ideal candidate will have a background in facilities maintenance and experience performing a variety of repair and upkeep tasks. This role is critical to ensuring our properties are maintained to the highest standards, providing a safe, efficient, and welcoming environment for our tenants.
Key Responsibilities
- Conduct routine inspections, repairs, and preventative maintenance on building systems, including electrical, plumbing, and HVAC systems, as directed by the supervisor.
- Utilize a ticketing system to manage work orders, track maintenance schedules, and respond to service requests.
- Perform general repairs on residential and commercial properties while ensuring compliance with all applicable safety regulations and building codes.
- Maintain accurate records of maintenance activities, repairs, and inspections.
- Prioritize and respond promptly to maintenance requests from staff and tenants, particularly urgent or safety-related issues.
- Perform make-ready work to prepare rental units for new tenants, including repairs, drywall patching, painting, and cleaning as needed.
- Complete a variety of property maintenance tasks, including plumbing, HVAC, roofing, electrical, carpentry, drywall repair, and painting.
Qualifications
- Proven experience in facilities maintenance, residential maintenance, or a related trade, with verifiable work history.
- Strong mechanical aptitude and troubleshooting skills.
- Experience with painting and drywall repair.
- Fluent in English with strong verbal and written communication skills.
- Ability to work independently with minimal supervision.
- Ability to lift and carry 35+ pounds as part of daily job duties.
- Ability to work occasional extended hours and weekends as needed.
- Ability to participate in an on-call rotation and respond to after-hours emergencies.
Requirements
- Professional references required to verify experience.
- Must pass a background check and drug screening.
- Three (3) years of maintenance experience preferred.
- Valid driver's license required.
- Reliable truck/van required (mileage reimbursement provided).
- Must successfully complete a two-week probationary period to verify skills and qualifications.

Compensation & Schedule
This is a full-time position averaging 40 hours per week, plus on-call responsibilities. Shift start times are negotiable.
- Compensation ranges from $20.00 to $26.00 per hour, depending on experience.
