Property Management Controller

Job Summary
We are seeking a Controller to oversee all accounting operations for a tax credit, multifamily property management portfolio. This role leads the corporate and property-level accounting teams, ensures accuracy and integrity of financial reporting, and drives compliance with LIHTC, HUD, USDA-RD, and other affordable housing program requirements. The Controller plays a critical leadership role in budgeting, audit coordination, treasury management, and financial strategy to support a stable and compliant affordable housing portfolio.

Key Responsibilities

  • Direct all accounting operations, including corporate accounting, property accounting, accounts payable, accounts receivable, and cash management.
  • Ensure timely and accurate monthly, quarterly, and annual financial reporting for all tax credit properties and ownership entities.
  • Oversee preparation of financial statements in accordance with GAAP, LIHTC regulations, and investor/lender reporting requirements.
  • Ensure property financials comply with IRS Section 42 requirements, state allocating agency guidelines, and partnership agreements.
  • Monitor property performance to identify risks related to credit delivery, expense trends, or operational compliance.
  • Identify opportunities to automate workflows and enhance reporting through property management systems (RealPage).
  • Oversee cash flow planning, cash management, and bank account reconciliations for all properties and entities.
  • Other duties as assigned by management.

Required Qualifications

  • Bachelor's degree in Accounting, Finance, or Business Administration.
  • 7 - 10+ years of progressive accounting experience, with 3+ years in a leadership or Controller-level role.
  • Strong knowledge of LIHTC accounting, affordable housing regulations, and partnership structures.
  • Experience with property management accounting systems (Yardi, RealPage, MRI, or similar).
  • Expertise in GAAP, internal controls, and multi-entry accounting.
  • Strong communication and leadership skills with a focus on developing teams and improving processes.

Preferred Qualifications

  • CPA and/or CMA strong preferred.
  • Experience with HUD, USDA-RD, HOME, PBRA, and other affordable housing programs.
  • Audit experience or background with public accounting.
  • Advanced Excel capabilities (pivot tables, complex formulas, data modeling).
  • Experience with new acquisitions, lease-ups, or LIHTC development accounting.
