The ideal Property Manager facilitates a positive experience for the residents, associates, and clients that positively impacts the bottom line. This role requires an experienced and talented leader capable of managing the overall operations of the property with a can-do ownership attitude. The Property Manager will strive to ensure efficient operations, maintain the quality of the property and leasing, while managing and motivating their on-site team management.
Primary responsibilities include but are not limited to staff management, maintaining high levels of customer service to clients and residents, maintaining property curb appeal and condition according to policy and budget, budget development and adherence, weekly and monthly reporting as well as liability management. Managers must be able to clearly communicate community Dwoskin policies and lease terms to employees, potential clients, and residents.
Responsibilities

Ensure that all staff job responsibilities are completed professionally and in compliance with Dwoskin policy and all Federal and State Laws.

Responsible for recruiting, interviewing, and hiring administrative, leasing and maintenance personnel.

Execute timely preparation and delivery of performance (positive and corrective) feedback and annual reviews.
-
Prepare monthly work schedules for administrative, leasing and maintenance associates with consideration of vacation/leave requests, meetings, and reporting deadlines.

Conduct daily meetings with Maintenance Supervisor.
-
Conduct recurring team meetings at least once per week, but a short daily meeting is recommended.
-
Inspect property daily to ensure all aspects of property and curb appeal meet Dwoskin standards. The daily walks include vacant apartments, amenity areas (inside and outside), office, common areas, entry and building exteriors.

Manage the day-to-day operations of the property including resident satisfaction and retention, full resident lifecycle activities (e.g., lease administration, rent collection and delinquency management), property P&L, and property marketing in accordance with company standards.

Manage resident relations/retention by assisting residents with their concerns in a timely manner, implement Dwoskin initiated programs, coordinate community resident retention events and ensure timely communication of social and maintenance related activities.

Respond to resident complaints and issues and serves as a liaison to residents and corporate office regarding the administration of common area maintenance and the enforcement of landlord rules and regulations.

Prepare and/or approve all daily, weekly, and monthly reports to be submitted in a timely manner to the appropriate personnel in the main office (examples include but are not limited to dailies, market surveys, weekly activity reports, renewal statistic reports, timecards and commission reports, variance reports, service request reports).

Assist with preparing the annual budget for each asset with recommendations to maximize asset performance for upcoming and subsequent years. Manage approved budgets in existing year.

Prepare, submit for approval, and complete all purchase orders.

Manage, document, and communicate any potential liability situations regarding resident/personnel problems, asset hazards and community/neighborhood occurrences.

Organize and implement natural disaster and emergency evacuation plans.

Manage the property and associate safety records, property loss claims, and risk management initiatives.

Manage property key control according to Dwoskin policy.
-
Assist leasing team in all aspects as outlined in the leasing consultant job description.

Ensure attendance at quarterly safety meetings and adherence to policy.

Perform all aspects of Business Manager and Resident Service Coordinator duties if needed.
Maximize Income/Accounting
Supervise or assist (at large assets) or be able to perform (at smaller assets) the following functions of the Business Manager:

Communicate monies due or prepaid through proper written notification to residents.

Prepare late, prepaid, NSF, 5-day notices and subsequent suit lists.
-
Monitor external utility collections and resident notification for those over 30 days delinquent.

Notify residents of lease violations through Dwoskin letters or by 21/30-day notices.
-
Prepare monthly Rent Increase Worksheets or Renewals and submit to ResOps for approval.
-
Audit resident files at move-in.
-
Manage resident move-out process including posting the activity, acknowledgement letters and final dispositions also known as SODAs.
Qualifications

High school diploma is required. Bachelor’s degree is preferred.

Five years of experience in property management is required.

Two years of direct management experience is required.

Knowledge of resident rental lifecycle activities is required.

Knowledge of Microsoft Office (Teams, Outlook, Excel, Word, Publisher is preferred.

Prior experience in Yardi Voyager or another equivalent system is preferred.
